Long-term lease with a ten-year term each to three companies
Becken, a specialist in project development, revitalization, asset and investment management of commercial and residential real estate, has leased a further 2,500 square meters in Munich’s new office building “Fabrik Office” to three companies on a long-term basis together with HanseMerkur Grundvermögen. The medical technology company Hamilton Medical GmbH is renting around 1,500 square meters on the 2nd floor. The lease is contractually scheduled to start in the third quarter of 2026. The companies TraXall Germany and mfe. Rechtsanwälte Mößner Ender PartmbB will each move into around 500 square metres on the 3rd floor in the course of the second quarter. All three contracts were concluded with a term of ten years each.

The range from medical technology companies to business-related services to advice on commercial law illustrates the attractiveness of the location and the quality of the space for different, long-term tenants.”
With the three new lease agreements, the occupancy rate of the property increases to 96 percent. Currently, there are still two rental units available in the “Fabrik Office” with a total area of around 900 square meters: Around 500 square meters of free space are located on the 3rd floor and about 400 square meters on the ground floor with a separate entrance, a clear room height of just under four meters and an increased floor load.
The building offers, among other things, a communal roof terrace, bicycle lift, changing rooms and showers as well as a barista bar in the house. It is DGNB Gold certified and meets cradle-to-cradle criteria.
