HAMBURG TEAM Investment Management (HTIM) has acquired a residential ensemble in Cottbus for the special AIF “HAMBURG TEAM Wohnen 70+ II”, which focuses on senior-friendly forms of living. The property comprises an extensively renovated high-rise building and an additional new building with a total lettable area of around 5,700 m². The property at Leipziger Straße 12 / 12a offers modern living and care facilities for senior citizens. The seller is Leonwert Projekt Cottbus GmbH. The takeover by the special fund managed by HTIM took place on 31 December 2025 after the apartments had been rented out by the seller.
Individual letting as a foundation for economic development
The high-rise contains 58 residential units and three maisonette apartments. This also includes a commercial space used by the Kröger medical supply store. The new building contains a further 17 apartments. In addition, there are commercial areas on site with two shared flats, a day care centre with 16 places, a social centre and a meeting place. The rental apartments are managed as part of a single letting; a general tenant is not intermediated. Caritas is active as an outpatient care service at the site.

The micro-location in Leipziger Straße in the southwest of the city is located in an urban environment with good connections and a wide range of facilities for daily needs in the area. Although the property is located directly at the gates of the landscape conservation area “Wiesen- und Teichlandschaft Kolkwitz/Hänchen”, the distance to the centre of Cottbus is not far: the Altmarkt can be reached by public transport within just under 20 minutes. Cottbus Central Station is only three minutes away by car.
