BlueRock Group AG (BlueRock), a real estate investment and asset manager based in Zurich, has agreed two long-term lease extensions in Duisburg for a total of 7,600 sqm of rental space in one in the ensemble of office building and health centre.
The property is located in the Ruhrort district and houses the “Medical Center Ruhrort” (MCR) health center at Ruhrorter Straße 195 and the “Business Center Ruhrort” (BCR) office location at Dr.-Hammacher-Straße 49.
In the MCR, a health centre with a wide range of services, the health department of the city of Duisburg has secured its area of around 4,000 m², which has been used since 2011, for the long term. The part of the building built in 2007 houses a private clinic, the MVZ Diabetologikum, the MCR Orthopaedics specialist centre and a wound centre, among other things.
BCR also extended its contracts with HGK Shipping GmbH, Europe’s largest inland shipping company, for around 3,600 m² of rental space. The company has been based in the property, which was completed in 2004, since 2017.
BlueRock acquired the building ensemble with a total of around 12,350 m² of rental space in 2016. The occupancy rate is currently 93%. The property is located just a few minutes’ walk from Duisburg’s port “duisport” and is well connected to the inner-city transport network by bus and tram lines.
HEUSSEN Rechtsanwaltsgesellschaft, Munich, advised BlueRock on the lease negotiations. Völkel Real Estate, Hamburg, will continue to be the responsible property manager.
