Berlin-based Catella Investment Management GmbH (CIM) has acquired two planned residential buildings including daycare space in the Liesel Quartier in Göttingen. The purchase was made for an individual mandate. The seller is WERTGRUND Wohnpartner GmbH, a joint venture of Wertgrund Immobilien AG and Bautra GmbH. Wertgrund Wohnpartner is also acting as the project developer of the new quarter. The Liesel Quartier is being built on the former site of Gothaer Versicherung in the southern city of Göttingen in Wörthstraße / Breslauer Straße.
On a plot area of around 37,000 m², around 570 apartments with a total living space of 44,000 m² will be built in several construction phases. Around 40% of the apartments are subsidised, offered at reduced prices or at a reduced price. Construction will start in December 2025. Completion is scheduled for 2027.
CIM has acquired buildings H40 and H50 on the southern part of the construction site. They comprise a total of 118 privately financed apartments with apartment sizes between 41 and 86 square metres on a total lettable area of 7,810 m². Most of the apartments have a loggia or terrace, parquet floors with underfloor heating and a high-quality standard of equipment. In addition, a daycare centre with around 1,100 m² of usable space is being built in building H40.
The Swiss architect Max Dudler is responsible for the architecture. Michael Keune, Managing Director of CIM, says: “With the acquisition in the Liesel Quartier, we are expanding our commitment to the German residential segment as part of an individual mandate to include a location in a strong swarm city. The two new buildings in Göttingen are an excellent addition to the existing portfolio and strengthen its regional and structural diversification. At the same time, we are investing in a project that combines ecological responsibility, social mix and architectural quality in an exemplary way.”
The planned five-storey buildings will be built to the efficiency house standard 40 and are connected to the district heating network of Stadtwerke Göttingen. An underground car park offers 49 car parking spaces, supplemented by nine outdoor parking spaces, including five car-sharing spaces. Numerous bicycle parking spaces, e-bike charging stations and extensive car-free areas complement the district’s modern mobility concept.
Benjamin Rüther, Head of Fund Management Residential at CIM, says: “Göttingen is increasingly developing into a dynamic residential and scientific location with a high quality of life. Accordingly, the increasing demand for high-quality but also affordable housing must be met on the one hand. The Liesel Quartier shows how this can be achieved. It combines energy-efficient construction with social diversity and a modern mobility concept.”
Thomas Meyer, CEO and co-founder of WERTGRUND Immobilien AG, says: “At Wertgrund, we aim to realise our properties according to high quality standards and create real added value for society, the environment and investors alike. We are therefore pleased about the sale of two further sections of our project development in Göttingen and would like to thank Catella for the collegial and smooth process of the transaction.”
The Liesel Quartier is located close to the centre in the southern part of the city, between the districts of Geismar, Südstadt and Lohberg. Göttingen city centre and the main train station can be reached in a few minutes, as well as the Georg-August-University. A bus stop is located directly at the property. In the surrounding area you will find a wide range of shopping facilities, gastronomic offers, schools, daycare centers and medical facilities. Despite the inner-city location, closed perimeter block structures with green inner courtyards ensure quiet and private living.
