CENTRAL CROSS, which will be one of the most modern and sustainable office and commercial buildings in Cologne in the future, has found an anchor tenant. Deloitte is leasing around 11,400 m² of office space, which will be occupied in autumn 2027 after extensive revitalisation. This means that all office space is let.
For a long time, the 60s high-rise building on Cologne’s Friesenplatz remained untouched and empty. Following the takeover and granting of the building permit for the ambitious renovation plans of the two project developers Quantum and PROXIMUS in October 2023 and initial construction progress, an anchor tenant for the CENTRAL CROSS has now been found. A long-term lease agreement has been concluded with Deloitte for around 11,400 m² of office space. This means that all office space is let. The move-in is planned for autumn 2027.
Until then, there is still a lot going on. The aging building will become one of the most modern and sustainable office and commercial buildings in the city. The extensive plans by Quantum and PROXIMUS envisage that around 70 percent of the original building fabric will be retained as part of the revitalization. New additions include a modern and energy-efficient double glass façade, green terraces and courtyards, as well as the use of photovoltaics to optimise operating costs and reduce CO2 emissions. A special highlight is the eleventh floor with a roof terrace and a 360-degree view over the city.
“We are pleased that Deloitte has opted for our holistic building concept with flexible office space, green outdoor areas and sustainable building operation in Cologne’s city center and that we are once again developing a company location together,” says Daniel J. Gedack, Managing Director of Quantum.
“With the CENTRAL CROSS, a lighthouse project is being built in one of the most prominent corners of Cologne that makes a valuable contribution to urban development. We are particularly proud that the building will be a role model for sustainable architecture thanks to the DGNB Gold certification we are aiming for,” says Birgit Riethmüller, Managing Director of PROXIMUS ASSET MANAGEMENT GMBH.
“We rely on innovative working concepts that focus on the needs of our employees. The CENTRAL CROSS offers us a modern and sustainable working environment that supports both collaborative and self-determined work,” says Michael Mehren, Partner at Deloitte in Cologne. “By integrating flexible office space and informal meeting places, we are promoting interdisciplinary cooperation.”
Currently, the excavation pit has been excavated and the shell construction work in the basement is starting. Completion of the CENTRAL CROSS is expected in the first quarter of 2027.
The lease was brokered by Jones Lang LaSalle SE.
