Following successful revitalisation, PROXIMUS and Quantum have sold the GERLING GARDEN inner-city district to Deka Immobilien. The historic insurance site of the former Gerling Group has been transformed into an open and modern quarter with a diversified mix of office, hotel, retail and gastronomy.
The GERLING GARDEN inner city district is located in the heart of Cologne, where insurance offices used to dominate the cityscape and where the Gerling Group had its headquarters. The joint venture between PROXIMUS and Quantum had revitalised the southern area of the Gerling Quartier from April 2022 to June 2025. While preserving the historic building fabric, the ensemble was opened up to the city, expanded and revitalized. Following the successful completion of the project, GERLING GARDEN has now been sold to Deka Immobilien.
After adding two or three staggered storeys to the original three- to four-storey buildings, which created additional spacious roof terraces, and the addition of a five-storey new building directly adjoining it, GERLING GARDEN comprises a gross floor area of around 45,000 m². These are spread over three legally and technically independent properties as well as the district’s own underground car park. The two office buildings “The Gate & The Hall” and “The Lime” offer a total lettable area of approx. 18,800 m². The 25hours Hotel “The Circle” has 207 hotel rooms and contributes to the opening of the quarter with its freely accessible areas such as the roof terrace, the restaurant and the co-working area. The GERLING GARDEN concept has already convinced some well-known tenants and is about to be fully occupied.

We have carefully preserved the character of the place and developed it further so that it is open, usable and lively again. The parties have agreed not to disclose the purchase price. Colliers International acted as broker. The law firm Jebens Mensching advised the sellers and REIUS. for the buyer’s side.
