Cureus, a property owner specialising in residential care properties which builds new facilities for its own portfolio and actively manages it, once again completed new and urgently needed care capacity in Germany in the third quarter of 2026 and began construction of further units. Between June and September 2026, 115 units for care and assisted living were completed. In addition, construction began on four new residential sites, which are expected to comprise 543 care and residential units. All new facilities will be operated in collaboration with various operating partners.

Cureus accounts for around 20 per cent of the market volume for new residential care facilities

“Our team is now in full swing. The fact that we have commenced construction on around 1,000 residential care places since the first quarter of 2026 alone is a striking illustration of this,” says Christian Möhrke, CEO of Cureus. He adds: “In the fourth quarter, we are now planning to commence construction on a further 200 or so residential care places. If we take as a basis the figure of around 6,330 completed residential care places for 2025, as reported by pflegemarkt.com, our construction starts account for around 20 per cent of this volume. Of the residential care places completed in 2025, Cureus accounted for around 15 per cent. In addition, we are continuously developing numerous units for assisted living, day care and, as part of large neighbourhood projects, for conventional housing. This is currently only possible because the sluggish reforms in construction and care legislation have led to a widespread wait-and-see attitude, and – as a positive side effect – there have been no hasty regulatory decisions, including within the KfW framework conditions. Furthermore, we can rely on our team, which carries out many services in-house whilst making use of the scalability of our unique systems-based approach.”

Mechthild Mösenfechtel is to become CFO of Cureus

Mechthild Mösenfechtel joined the Cureus management team in September 2026. She took over the role of Chief Financial Officer from Oliver Sturhahn, who is leaving the company by mutual agreement. Alongside CEO Christian Möhrke and CFO Mechthild Mösenfechtel, Frank Oberländer remains part of the Cureus management team as Chief Construction Manager (CCO). The management team also includes Christin M. Büttner, who has held power of attorney since 2024 and is responsible for sales coordination and administration. Further information…

bulwiengesa’s Development Monitor once again confirms Cureus’s strength

The latest Development Monitor from bulwiengesa once again confirms that Cureus remains the leading property developer in the senior housing sector in Germany. In the first half of this year, the analysis reveals a slightly broader mix of players in this market segment. However, Cureus’s development strength shows no sign of waning; the company is currently also increasingly active in the development of entire residential neighbourhoods, where care is combined with other asset classes, such as housing and complementary infrastructure.

Continued land acquisition and property sales

Cureus continues to selectively divest properties from its portfolio to various market participants, provided that opportunities arise, in order to free up tied-up liquidity and thereby facilitate the realisation of further projects. The sale of apartments in retirement complexes to private investors on an individual basis, organised through sales partners, also remains part of the company’s core business.

Furthermore, the company remains active in acquiring land for new projects. The company’s focus is particularly on North Rhine-Westphalia; Hesse, Lower Saxony, Schleswig-Holstein and Berlin also remain of interest. The company is primarily seeking centrally located plots in residential or mixed-use areas, measuring at least 3,000 square metres, which are well connected to infrastructure. Portfolio structure at the end of Q3 2026

Property portfolio

The portfolio now comprises 78 leased sites with 7,728 care places, 801 serviced accommodation units and 238 other units.

Around 4,270 units at 28 sites are under construction or in the planning stage

A total of 1,514 care places, 159 assisted living units and 1 other unit are currently under construction at 12 sites.

Approximately 1,740 care places, approximately 850 serviced accommodation units and approximately 5 other units are currently being planned across 16 sites. The projects in the planning stage have already been formalised by a notary.

Covering the sites on which work commenced and those completed in the third quarter of 2026

Cureus continued to complete further nursing and assisted living accommodation throughout the third quarter of 2026. This resulted in the creation of 95 residential care places and 20 assisted living units at one site. Construction began on 519 residential care places and 24 assisted living flats at four further sites.

Construction of the Lavendio retirement home in Braunschweig (Lower Saxony) began right at the start of the quarter. The plans call for a modern new building with 138 single rooms for full-time residential care and short-term care. The facility will feature a residents’ restaurant, a lounge with a fireplace and library, a hairdresser’s, care bathrooms and therapy rooms. It is being built to the sustainable KfW55-KNN-WG energy-efficient building standard. Completion is scheduled for the end of 2027. Details of the project...

In mid-July 2026, construction began on a new care facility in Niederkassel (North Rhine-Westphalia). The development will comprise 96 single rooms for long-term residential care and 16 single rooms for short-term care. The building will feature a care bathroom, a residents’ restaurant, a hairdresser’s, function and therapy rooms, a lounge with a fireplace and library, and a laundry room. The energy-optimised KfW Efficiency House, built in accordance with the KNN-WG55 programme, is due to be completed by the start of 2028. Details of the project...

The ceremonial ground-breaking ceremony for the Weichenviertel in Hanover (Lower Saxony) in early September 2026 also marked the start of construction on the first of three building plots, where Cureus will now create 145 residential care places by spring 2028. In addition, 110 serviced flats, a day care centre with 20 places and a large nursery are planned for the other two construction sites. On the Weichenviertel site, the Lindhorst Group is also building privately funded flats, a large number of subsidised flats, student accommodation and local retail facilities. Details of the project...

In September 2026, Cureus completed the Haus Tuzzo care home in Wiesbaden-Dotzheim (Hesse), providing a further 95 care places and 20 serviced accommodation units for the operator, compassio. The modern new building offers full-time residential care and short-term care, a residents’ restaurant, a lounge with a fireplace and library, a hairdresser’s, a care bathroom and therapy rooms. It was built to KfW’s ‘Effizienzhaus 40’ energy efficiency standard. Around 100 new, crisis-proof full-time and part-time jobs have been created. Details of the project...

In the third quarter of 2026, construction progress was once again celebrated in the traditional manner at Cureus’s building sites: foundation-laying ceremonies took place for the compassio care homes in Bremen-Grohn (95 care places, Free Hanseatic City of Bremen) and for the compassio care home in Peine (124 care places, 24 serviced flats, Lower Saxony). Topping-out ceremonies were also held for the Amando care home in Gladbeck-Brauck (86 care places, North Rhine-Westphalia) and for the compassio care home on the Salzmann site in Kassel (163 care places, Hesse).

Planning and construction are carried out in accordance with the Cureus system approach

All new buildings are constructed in accordance with the Cureus standard for care homes. This standard is based on consistent, high-quality benchmarks and is tailored, amongst other things, to the needs of operators, with a focus on residents and care staff. As a result, the construction processes and all properties are optimised from the inside out: this applies, for example, to the size and layout of rooms to optimise space and circulation routes. The on-site fittings are also carefully designed with usability in mind: corridors are always lit by natural light, every room has floor-to-ceiling windows, and the modern bathrooms and window layouts all follow the same standardised system approach. Nevertheless, in terms of architecture and façade design, great importance is attached to individuality and the highest quality to ensure the buildings blend seamlessly into their respective project environments. Sustainability considerations also play a key role, both in terms of a care home’s long-term cost-effectiveness and its environmental impact. For example, the KfW standard is targeted for all properties. Centralised procurement – including of floor coverings and lift systems – also ensures cost synergies. Long-term maintenance contracts covering multiple properties further reduce costs for the future operator. Through the continuous review and optimisation of this systematic approach, the creation of properties tailored to specific needs can be guaranteed.
