Cureus builds compassio retirement home in Niederkassel with 112 care places

Cureus, a portfolio holder specializing in inpatient care properties that is building new for its own portfolio and actively managing it, began building a new retirement home in Niederkassel-Rheidt, north of Bonn, in July. The care specialist compassio will be the operator of the new care location on Marktstraße in 53859 Niederkassel (North Rhine-Westphalia). Cureus is involved in this project itself as the general contractor.

Antonia Bonz, project manager of Cureus, presents the project: "The project is being built in accordance with the specifications of the development plan no. 158 Rh 'Obstgarten' in the construction area newly designated in 2022. Recently we started with the earthworks, the civil engineering for the basement of the new retirement home with 112 single rooms will follow, so that from late summer you can see the building grow floor by floor. Thanks to our tried-and-tested system approach, completion is expected as early as the beginning of 2028. For the road traffic and the surrounding residents, we are careful to be as careful as possible with regard to restrictions, noise and dirt. Nevertheless, small disruptions often cannot be ruled out, for which we ask for your understanding today. In the end, however, the result is above all an architecturally appealing, valuable home for senior citizens in Niederkassel."

"With the starting signal for the new building, we are also starting preparations for the future residence in the Niederkassel senior citizens' residence," says Johannes Knake, Managing Director of the operator compassio, and continues: "This will be our third location in the city after the residences in Niederkassel-Mondorf and -Lülsdorf. Parallel to the first construction phase, it is also necessary to put together the starter team for the new Rheidt location and to directly accompany the construction progress and the subsequent equipment together. In this respect, interested parties can apply to us from mid-2027. In this way, we can open early after completion and promise our future residents an environment that meets our standards. The focus for us is on a home where we feel good and be safely cared for, in which we will offer professional, individual care and care. Those interested in a nursing place can also register with us from mid-2027."

At this new location, which will also be given a name to match the environment in due course, around 100 new, crisis-proof and modern full-time and part-time jobs will be created in the areas of nursing, administration, building services and services.

The compassio senior citizens' residence in Niederkassel-Rheidt is being built on a plot of land measuring around 4,000 square metres to the east of the district and is to comprise approx. 6,600 square metres of gross floor space in the future. The sustainably planned property is being built as an energy-optimised KfW efficiency house in accordance with the KNN-WG55 programme. A photovoltaic system on the flat roof and a heat pump support the operation of the building in an ecologically sensible way. The roof surfaces will be extensively greened, which will serve to retain rainwater. In addition, around 20 new deciduous trees and other native shrubs and woody plants will be planted on the site. The façade design is planned in light beige tones, sandstone-coloured clinker brick will be applied all around the ground floor. All windows have dark frames and are floor-to-ceiling.

The barrier-free retirement home has a partial basement and also extends over three full floors and a staggered floor. For the future residents, 96 modern, fully inpatient long-term care places as well as 16 short-term care places in generously designed single rooms with private bathrooms will be available on the ground floor and on the three upper floors. 71 of the rooms are wheelchair accessible. In addition to the nurse call, each room also has its own telephone, television and Internet connection. It is possible to furnish the rooms yourself to preserve privacy and as a private retreat. For a familiar, social togetherness, the rooms are divided into four independently organized residential groups, each with an associated kitchen-cum-living room and lounge area as well as a balcony.

In the senior residence, a hotel-like reception in the inviting foyer, a residents' restaurant with kitchen and sun terrace, a fireplace room with library and a hairdresser are planned. The offer will also include a care bathroom, event and therapy rooms and a laundry for residents' laundry.

Conveniently located, the location is ideal for a retirement home. In just a few minutes' walk you can also reach public transport. So that there is very good accessibility for residents, visitors and employees. The senior citizens' residence in Niederkassel-Rheidt is located in a rural idyllic environment, directly on a residential area with single-family houses and in the adjacent vicinity of shopping facilities. Other service providers, churches, doctors and social institutions are nearby. The banks of the Rhine with the Rheidter Werth as a local recreation area and Die Laach invite you to take a walk, as do the friendly and senior-friendly outdoor facilities of the residence. They are both a meeting place and a place to exercise and linger outdoors. In the future, the garden will have a circular path, a no orchard, a flower meadow, decorative spring stones as well as shaded rest areas and regional planting of deciduous and fruit trees. In addition, a total of 23 car parking spaces with pre-equipment for electromobility, one of which is handicapped accessible, as well as over 20 bicycle parking spaces are available in front of the building.

The senior citizens' residence is being built in accordance with the Cureus standard of the system care property. This relies on uniform, high quality standards and is oriented, among other things, to the needs of the operators with a focus on residents and nursing staff. For example, the construction processes and all objects are optimized from the inside out: This applies, for example, to the size and arrangement of rooms to optimize areas and walkways. The on-site equipment is also well thought-out from a utility point of view: corridors always receive daylight, each room has floor-to-ceiling windows and the modern bathrooms and window arrangements always follow the same standardised system approach. In the architecture and façade design, however, great importance is attached to individuality and the highest quality in order to fit optimally into the respective project environment. Sustainable aspects also play an important role both in terms of the long-term profitability of a nursing home and its impact on the environment. For example, the KfW standard is being sought for all properties. The bundled procurement, including floor coverings or elevator systems, also ensures cost synergies. Long-term maintenance contracts covering several properties also reduce the costs of the future operator. By constantly reviewing and optimizing this system approach, the creation of needs-based properties can be guaranteed.
