In one of the most extraordinary residential projects in the Main metropolis, a historic high-rise bunker from the 1940s is currently being converted into modern living space. The former air-raid shelter at Eberstadtstraße 35, which has been protected as an individual cultural monument since 2012, will house 37 exclusive residential units in the future. Sallinger® Frankfurt, a company specialising in listed properties, is managing the project from the conception to the coordination of the construction project and administration.
Exceptional substance meets modern living comfort
37 modern residential units between 44 and 101 square metres are planned, some with a small garden or balcony. The equipment includes high-quality parquet floors, underfloor heating and branded fittings in the bathrooms. Individual apartments offer an unobstructed view of the Frankfurt skyline. The massive reinforced concrete construction of the high-rise bunker will be retained as a structural feature that gives the project its unmistakable character.
The energy concept is based on a combination of heat pumps and photovoltaic systems. The compact design has a temperature-balancing effect and helps to reduce heating and cooling requirements. Architecturally and ecologically, the project is thus clearly in the upscale segment.
Attractive conditions for investors
The project is aimed specifically at investors who are looking for long-term valuable investments. A monument depreciation of around 80 percent is planned, which makes it possible to claim renovation costs for tax purposes over several years. In addition, KfW grants of up to 37,500 euros per apartment and KfW loans of up to 150,000 euros are planned. The targeted rents are around 22 euros per square metre.
"Listed properties such as the high-rise bunker in Eberstadtstraße combine what rarely comes together on the market: architectural uniqueness, tax advantages and a stable demand for exceptional living space," explains Sallinger® Frankfurt.
Location and infrastructure
Eberstadtstraße is located in a residential area that is quiet and urban at the same time. Shops, schools, restaurants and medical facilities are in the immediate vicinity. The city centre, the banking district and Frankfurt Airport can be reached quickly via the well-developed public transport system.
With the high-rise bunker in Eberstadtstraße, Sallinger® Frankfurt is setting an example for dealing with historic buildings: no demolition, no vacancy, but a building that preserves its city and at the same time creates new living space. Completion is scheduled for 2028. Interested parties can contact Sallinger® Frankfurt directly.
