AIF Capital Group's new mobility fund has received official marketing authorisation: The domestic special AIF 'Mobility Fund Europe' focuses on mobility hubs in economically strong metropolitan regions across Europe. It is aimed at (semi-)professional investors and combines core and core-plus investments with selective value-add potential.
EUR 150 million in equity is planned for the new fund, which focuses on properties in the DACH region, Scandinavia, the UK, the Benelux countries and Western and Southern Europe. The focus of the investment strategy is on parking infrastructure in high-traffic locations and with high parking demand, which can be expanded into multifunctional mobility hubs in the long term. In addition to car parking spaces, these are characterized by additional mobility and logistics offerings: for example, bicycle parking spaces, e-charging stations, sharing offers for e-scooters, bicycles and cars, as well as solutions in the field of last-mile logistics for online retail.
"The demand for parking infrastructure is constantly increasing. Across the EU, more and more cars are faced with fewer and fewer available public parking spaces in the metropolises. As a multifunctional hub, mobility hubs are an essential building block for lower traffic congestion and a better quality of stay in city centres. Additional offers and usage options further strengthen the resilience of this asset class," says Thomas Häbich, Managing Director at AIF Capital Group. "They have therefore established themselves as a future-proof and crisis-resistant asset class, especially at infrastructural hubs, and offer investors long-term secured returns as well as sustainable value stability," agrees Heiko Szczodrowski, CEO of AIF Capital Group.
With the 'Mobility Fund Europe', AIF Capital Group, which already has assets in Germany, the Netherlands, Italy, Spain and Finland in its portfolio, is further expanding its European growth strategy in the parking infrastructure segment. The new fund has been approved by the German Federal Financial Supervisory Authority (BaFin) as a domestic special AIF. It is classified as an Article 8 fund, can be classified as an infrastructure investment and takes environmental and social characteristics into account in the investment strategy.
