The investment developer COMPLEMUS Real Estate has received the building permit for a new office building in Monheim's Rheinpark and began construction work at the beginning of March.
The project is being implemented as a tailor-made built-to-suit property for the software company Eplan and its subsidiary Cideon Software & Services, both part of the Friedhelm Loh Group. With immediate effect, a property with a gross floor area of 8,700 square metres is being built at the head of the water axis, of which around 8,000 square metres will be office and usable space. It is being built on behalf of the Monheim am Rhein urban development company (SEG). SEG is the investor and builder of the project. The project is scheduled for completion in October 2027.
Eplan is expanding within the city area: The internationally active company for engineering software and services in the fields of electrical engineering, automation and mechatronics is moving from its old address, An der Alten Ziegelei 2, to the Rheinpark. The urban development company will buy, renovate and re-let the previous headquarters with the existing Eplan building.
With the new building in the Rheinpark, COMPLEMUS is already implementing the sixth construction phase in Monheim am Rhein, where the company's headquarters are also located. In this project, COMPLEMUS is also relying on an energy-efficient overall concept, which includes a geothermal heat pump for heating and cooling, a photovoltaic system and an extensive green roof. The building is to be certified according to the DGNB Gold sustainability standard. GOLDBECK West GmbH was again commissioned with the construction work.
Pero Matic, Managing Partner of COMPLEMUS Real Estate GmbH, says: "With the start of construction for the project in Rheinpark, we have reached an important milestone for the further development of the Monheim am Rhein location. We have already completed several construction phases here and also have our company headquarters on site. We are all the more pleased to be actively involved in shaping the design of the Rhine Park together with the Monheim Urban Development Corporation and long-standing partners. At the same time, the project is a clear commitment to sustainable construction and future-proof working environments."
Estelle Dageroth, Managing Director of Stadtentwicklungsgesellschaft Monheim am Rhein mbH, is pleased about the successful cooperation with the Monheim companies: "We are very pleased to be able to secure the headquarters of Eplan in Monheim in the long term with this project and to be able to realise the building with two Monheim companies as well. With Complemus Real Estate and Goldbeck, we have a well-rehearsed team at our side that has already built various office projects in Rheinpark and can efficiently guide us to our goal with their experience."
Sebastian Seitz, CEO of Eplan and Cideon, adds: "With the long-term lease, we are setting an example for the Monheim am Rhein location. The new location offers us modern and future-proof workspaces and at the same time creates optimal conditions for the further development of our companies."
