Düsseldorf's residential real estate market has noticeably gained momentum in 2025: While the condominium market grew significantly and the premium segment also remained strong, the housing market revived, but remained selective in the high-priced segment. This is the result of a recent analysis by the premium real estate agent DAHLER. The basis for the evaluation was the data of the official appraisal committee for property values of the city of Düsseldorf. The development on the market for condominiums and the housing market (detached and semi-detached houses, semi-detached houses and terraced houses) in 2025 was analysed and compared with the values of the previous year.
In 2025, 1,792 condominiums were sold in Düsseldorf, compared to 1,514 in the previous year. The number of transactions thus increased by around 18.4%. Total revenue amounted to approx. €805.2 million, which was around 29.6% above the level of 2024. The average asking price also increased: in 2025 it was €449,300 (+9.5% compared to 2024). It is particularly striking that the change in the various purchase price ranges is different: In some price ranges, transaction growth was particularly strong, while other segments increased only moderately. Sales in the price range between 4,500 and 5,499 were particularly strong
€/m²: They rose by 37.9% to 484 transactions. A significant increase in sales was also registered in the price range per square metre between €7,500 and €9,499 (+25.7% compared to 2024) and 137 apartments were sold in 2025.
On the housing market, the trend of the previous year has been reversed: the number of transactions is rising again. In 2025, a total of 271 houses were sold in Düsseldorf, which corresponds to an increase of 40.4% compared to the previous year. Total revenue, on the other hand, was €245.6 million (+20.5% compared to 2024). On average, properties changed hands for €906,340, a figure that is around 14.2% below the previous year's figure. This decline in average purchase prices is also reflected in the analysis by purchase price ranges. While there was an increase in transactions to 144 in the range between €500,000 and €749,999 (+53.2% compared to 2024), transactions in the upper price segment fell.
Restraint on the premium house market – top deals for premium apartments
The analysis of the premium segment confirms the picture of the overall market: While condominiums experienced a strong development in all price segments, market players in the high-priced housing market are holding back.
A total of 188 apartments changed hands with a price per square metre of over €7,500, compared to 159 properties in the previous year. (+18.2% compared with 2024). Thus, growth was at a similar level to the overall market. In addition, top prices were achieved: The highest registered price per square metre was €21,722 in the Heerdt district. The most expensive individual sale price of € 4.6 million was paid in the Urdenbach district.
In the premium segment of the housing market, which in this evaluation includes properties with individual sales prices of €1 million or more, a total of 60 transactions were registered (+9.1% compared to 2024). Of these, 13 were for purchase prices of more than €2 million, whereas in the previous year 16 were purchased at this purchase price. Nevertheless, top prices were also paid in this segment: In the district of Lohausen, the highest purchase price was € 5.2 million.
Significant upturn in condominiums, selective premium house market
"Düsseldorf's residential real estate market has clearly picked up speed in 2025. Especially in the case of condominiums, we see that buyers are acting more decisively again and that good locations and high-quality properties meet reliable demand. At the same time, the housing market shows that the recovery is taking a differentiated course: activity is increasing significantly in the mid-price segment, while in the high-priced segment, there is even more scrutiny and more selective decision-making. Düsseldorf is thus once again asserting itself as an economically strong residential location with long-term stable value," says Antonio Glavas, Managing Director of DAHLER Düsseldorf.
