Engel & Völkers announces the sale of a 1,325 m² mansion located in the prestigious Maurice Barrès – Les Sablons district, in Neuilly-sur-Seine (92). Owned by the Moroccan royal family for several years, this property was acquired by a French private company in July 2026. The amount of the acquisition remains confidential.
This family home has 1,325 m² of living space and 16 main rooms, articulated between a courtyard and a 245 m² landscaped garden. Its elegant façade and its wrought iron staircase open onto two reception levels (garden level and first floor), offering sumptuous volumes without any vis-à-vis, with a totally unobstructed view of the Bois de Boulogne and the Louis Vuitton Foundation.
The upper floors are dedicated to private spaces, hosting eight suites, each equipped with its own bathroom and a dressing room, spread over two levels. The top floor is entirely reserved for the master suite, bordered by a balcony while a 105 m² rooftop terrace offers an exceptional 360° panorama. Finally, the two basement levels house a complete wellness area (swimming pool, hammam, gym), as well as service areas and technical rooms.
"A single-family property of this size, with a garden and an unobstructed view of the wood, becomes available only once a decade in Neuilly. The land is particularly fixed and the majority of the large historic residences have been divided into apartments. What dictated the buyers' choice was not so much the surface area, but the scarcity of the view and the total absence of vis-à-vis. These are the only two characteristics that no construction site, no matter how heavy, will ever be able to recreate," explains Sandra Sabah, Director of the Engel & Völkers Paris 17th North and Hauts-de-Seine (92) agency.
According to the Engel & Völkers Market Point for the first half of 2026, Neuilly-sur-Seine posted an average price of €10,800 per m², marking a slight decline of 1% year-on-year but showing a recovery of 1.1% over the last quarter.
The very high-end segment is following a completely different trajectory. Above five million euros, demand remains particularly robust, driven by a wealthy clientele with high purchasing power and uncorrelated with credit conditions. This French high-end clientele is the solid foundation of this market.
Although the market for private mansions and areas of more than 300 m² remains narrow in the face of a growing supply, the current transaction is distinguished by a strong arbitrage. While the overall trend is towards turnkey properties, buyers have chosen a property in need of major renovation work, thus favouring location and views.
"French heritage clients have never abandoned this market segment. The real change lies in their willingness to accept major renovation projects again. In the very large areas of western Paris, we are seeing that buyers are favouring address and location, even if it means committing to a complete project," concludes Sandra Sabah.
