Greystar and Ten Brinke are jointly developing a new residential project in Berlin-Marzahn: A total of 444 rental apartments as well as additional retail space are planned on a plot of around 8,000 square meters at Jan-Petersen-Straße 14/18 by the end of 2028. Greystar has acquired the property together with CRX Real Estate from the investment company Periskop. Ten Brinke is responsible for project development and construction as general contractor.
Housing for middle-income households
An eleven-storey high-rise and a six-storey residential building with studio apartments, one-, two- and three-room apartments are planned. The privately financed rental apartments are aimed at households with medium incomes. Retail space on the ground floor is intended to contribute to the revitalisation of the quarter. Additional services are planned for the residents, which round off the living experience. Construction is scheduled to start by summer 2026, subject to the building permit.
"The German capital is facing one of the biggest housing shortages in Europe. By combining international expertise with the requirements of the local market, we create urgently needed living space that fits seamlessly into the urban development and creates long-term value," says Maximilian Herbst, Senior Director Development Germany & Austria at Greystar.
"As a family-run company with international experience and local know-how, it is our ambition to create sustainable living spaces. Berlin is facing major housing policy challenges – we are pleased to be part of the solution with this project," says Arjen ten Brinke, Managing Director of Ten Brinke.
Location with good connections
The location in Marzahn-Mitte convinces with its proximity to public transport, shopping facilities, education and care facilities as well as spacious green spaces. The Bürgerpark Marzahn tram stop is only a few minutes away, the Raoul-Wallenberg-Straße S-Bahn station can be reached in less than 20 minutes, and Alexanderplatz in about 40 minutes. For working residents, the quarter offers additional advantages: There are several business and technology parks in the vicinity as well as the Mediaspree – one of Berlin's largest office markets and home to well-known companies such as Amazon, Zalando and Coca-Cola.
Part of a larger housing offensive
"In Marzahn, we are focusing on efficient and quality-conscious implementation. Our Berlin branch brings extensive experience in the realisation of complex residential construction projects," explains Lars Stillmann, Branch Manager Project Development at Ten Brinke in Berlin. "With our new project, we are sending another strong signal for residential construction in Berlin – we are currently developing and implementing over 20 projects with more than 2,000 apartments in the capital alone."
Matthias Euler, Managing Director Germany & Austria at Greystar, adds: "Our strategy in Germany is based on strong partnerships and a long-term perspective. With projects such as those in Berlin-Marzahn or Greenpark in the south of the city, we use our integrated platform, which covers the entire life cycle of a property: from project development to the construction phase and long-term operation. In this way, we reduce interface risks, accelerate processes and ensure that the quality of living remains high in the long term. In this way, we are strengthening our profile as a trustworthy partner for cities, investors and residents alike."
Parallel to the new development, CRX Real Estate has taken over an adjacent building stock, which is also to be further developed in the future.
