Hines, a global real estate investment manager, has leased more than 12,000 m² of office space to STRABAG AG, one of Europe's leading construction companies, in its mixed-use "B'Ella Berlin" district development in Berlin-Schöneberg. This is one of the largest leases for a new construction project in Berlin in the past three years. As part of this, STRABAG will relocate its Berlin headquarters with around 700 employees to the quarter.

Completion of B'Ella Berlin is scheduled for the first quarter of 2029. Leases reflect an overarching trend in major international cities: leases are increasingly being signed many years before completion, as demand for premium, sustainable mixed-use space significantly exceeds available supply.
The entire B'Ella Berlin district comprises two office and commercial buildings, two residential buildings with a total of 300 apartments, a daycare centre, a restaurant and a green inner courtyard, as well as a 450-metre-long, continuous roof terrace. In total, the project covers around 75,000 m² of gross floor area. The heating and cooling supply is provided by one of the largest private geothermal fields in Berlin, supplemented by a photovoltaic system.
The northern office building, designed by Nöfer Architekten, has approximately 21,700 m² of rental space. The southern office building, designed by Tchoban Voss Architekten, offers around 14,440 m² of rental space. A flexibly usable conference hall and a town hall forum can be used by tenants and residents for events.
"B'Ella Berlin" is ideally located and connected. Supermarkets, cafés, and a small park are practically around the corner. The Südkreuz train station as a stop for long-distance and regional traffic as well as for the S-Bahn is only a few steps away. The FEX airport express connects Südkreuz station with BER Airport every 15 minutes with a journey time of 14 minutes. The Schöneberg motorway junction can be reached in just one minute.
