Pre-sale start and topping-out ceremony at Pecuria in Kassel's Salzmann district

Pecuria, a specialist in the individual sale of sustainable care apartments, announces the start of the pre-sale for the senior citizens' residence in Kassel's Salzmann district. Reservations for the 163 modern care apartments, which have already been divided under land register law, are now being accepted from interested buyers. The official start of sales is then planned for October 2026. The sales units have sizes between 45.5 and 59 square meters, and purchase prices start at less than 260,000 euros. Due to the high energy-efficient building standard, buyers can benefit from KfW loans with a secured loan interest rate of 0.99 percent, among other things.

Today, Pecuria celebrated the topping-out ceremony for this new construction project in Kassel's Salzmann Quarter together with project developer Cureus and operator compassio. In the presence of city councillor Christine Hesse, the traditional topping-out ceremony was held under the topping-out wreath with craftsmen, architects and project partners and the final nail was symbolically driven into the roof structure.

The new building only began in January 2026 at Melsunger Straße 18 in 34123 Kassel (Hesse), and completion is expected as early as summer 2027.

Currently, the last units of serviced living in the renovated monument are also being sold on the site (further information).

Interested investors acquire their nursing home like a condominium, except that there is no direct claim to later use by the buyer. This is compensated for by the Pecuria offer of priority occupancy rights. Nursing apartments have a variety of advantages over classic condominiums: The rental income can be planned and secured over many years through long-term general leases with solvent operating partners. If an operator does become insolvent, Pecuria's rental trust account steps in. There is also no administrative effort for the individual owner of the apartment, as the intermediate administration takes over the coordination with the operator. The operator, in turn, is responsible for renting out the individual apartments, so the monthly rental income is secured regardless of the actual occupancy of the apartment. Expenses for new lettings, minor repairs or renovations usually do not affect the investor either, due to correspondingly structured lease agreements with the operator.

The U-shaped building is being built in a four-storey construction according to the typical Cureus approach of the system care property. A total of around 9,170 square metres of barrier-free gross floor area will be built in accordance with KfW's energy-saving Efficiency House 40 standard. Heating will be provided by the municipal district heating network and a photovoltaic system is planned on the green roof. With its linear and modern façade with generous glass elements and a coordinated colour scheme in white and light grey plaster shades, the house will fit perfectly into the surrounding buildings.

The senior citizens' residence will have 163 modern and spacious single rooms. 64 of the rooms are not only barrier-free, but also wheelchair accessible. All nursing rooms have their own shower room with toilet and, in addition to the nurse call system, telephone, internet and television connections. For a family and social togetherness, the rooms are divided into seven independently organized residential groups.

The operation and allocation of the care places will be taken over by the experienced operator compassio. In addition to long-term inpatient care, short-term and respite care will also be part of the offer at this location. The residence will create more than 100 full- and part-time jobs in the areas of nursing, administration, building services and services.

On the ground floor of the building, behind the hotel-like entrance area with reception and foyer, there is a library to linger in and a spacious residents' restaurant with its own kitchen and sun terrace. In addition, the property will have an in-house laundry for residents' laundry, a nursing and wellness bathroom as well as therapy and doctor's rooms, as well as a hairdresser and pedicure. Four bicycle parking spaces and 17 car parking spaces – six of which are handicapped accessible – with facilities for charging infrastructure are also planned.

The outdoor facilities, designed in the style of a park, are available to all residents of the future Salzmann Quarter for activities, spending time and socializing. They invite you to linger with green walking paths and benches. Local amenities are also planned.

The city centre of Kassel with its main train station and the old town on the Fulda with numerous shopping facilities as well as many public, cultural and social facilities as well as churches is not far from the Salzmann Quarter. The nearby Fulda is also home to the Karlsaue city park, the Kassel Auebad district, the Buga site and the Kassel Auestadion. In addition, tram and bus stops are available in the vicinity of the newly emerging district, which ensure regular connections to the city centre and the green surrounding area.

The site of the former Salzmann factory now covers around 36,570 square metres and is still built on with the listed two-winged factory building from 1876 and a boiler house with chimney, which is also a listed building. The careful renovation of the protected buildings in accordance with the requirements of the listed building and the construction of further buildings that will provide space for future life on the site have already begun. In addition, the most recently fenced area will be opened up by the new construction of paths and crossings with a connection to the neighbourhood. In addition to subsidised and price-free apartments as well as senior living and care facilities, a mix of small businesses, supermarkets, restaurants, culture and areas for leisure and recreation will be created. This will create a new, lively centre for all generations in the Kassel-Bettenhausen district.

Innovative product concept – Pecuria advantages for more investor security

Buyers of Pecuria apartments choose the place that fits their lives from over 160 senior citizens' facilities with more than 13,100 care places and over 1,100 units for serviced living in Germany. This is because every purchaser of a Pecuria apartment is entitled to a unique right of pre-occupancy by certificate. It applies exclusively to him and his close relatives according to §15 AO and enables priority consideration in the allocation of nursing places in one of the partner residences.

Pecuria knows about the strength of its locations, because they are intensively examined. Therefore, the team believes in their stability even in challenging times and proves this with a security against loss of rent that is unique in the market, into which all Pecuria shareholders have paid one million euros. Should there be any loss of rent due to insolvency, this amount is available to the owners as security and to bridge the rent payments.

Pecuria offers its customers maximum transparency with regard to the technical quality of the sales locations as well as with regard to their economic and social viability. Site-specific analyses and assessments by TÜV SÜD and SozialGestaltung provide apartment buyers with extensive detailed information from independent experts on the respective investment property and thus provide a sound basis for decision-making for an attractive investment.

The properties offered by Pecuria are newly built or newly built and meet at least the modern KfW40 standard. They comply with the current building regulations and are checked accordingly by independent experts from TÜV SÜD. In addition, they still have long-term leases with the operators of around 20 years and more, so there is no need to fear vacancy. Maintenance costs and modernization costs are also negligible in new buildings. The building equipment of all Pecuria properties is very modern. Each residence has a hotel-like design and, in addition to an attractive reception area, also has a restaurant with fresh cuisine and a sun terrace. Depending on the location, residents can also enjoy hairdressing and pedicure services, an in-house laundry for residents' laundry, nursing baths, therapy rooms, smoking lounges, fireplace rooms or even a library.

Pecuria properties are extremely energy-efficient and meet high KfW standards. Projects still under construction are sometimes striving for certification according to the strict sustainability standards of the German Sustainable Building Council (DGNB). In the case of properties still under construction, this provides the buyer with attractive financing advantages in some cases through the passing on of state subsidies for new construction from the KfW sustainability programmes. Thanks to the new degressive depreciation options (AfA) of five percent, buyers here also benefit from high depreciation amounts and tax returns. Buyers will receive further details as part of the financing consultation.

By the way: Thanks to their sustainable construction, all Pecuria real estate offers already meet the requirements of the Federal Government's Climate Action Plan 2050, which excludes additional investments in the energy sustainability of the properties according to current knowledge.
