The Robert C. Spies Group has successfully brokered the sale of an apartment building ensemble with a total of 14 rent-controlled apartments and 12 student apartments at Reinholdstraße 2-4 in Hamburg-Harburg. The property is fully let and has a total usable area of around 1,000 m². The buyer is a private investor from Hamburg.
The property consists of two buildings. The front building is located directly on Reinholdstraße, was built in 1893 and has been extensively modernized in recent years. The second property, the so-called "Urban Life Campus", is located in the backyard and comprises two building complexes with a total of 12 residential units. The building, which was completed in September 2016, was built as a highly energy-efficient KfW Efficiency House 55 with an insulated building envelope in sustainable timber frame construction. The seller and project developer of the property is the property company Reinholdstraße BA I GmbH & Co. KG.
"We are registering dynamic demand for energy-efficient and at the same time fully let residential complexes in urban locations that are at the same time fully let in the long term. In particular, concepts that combine classic forms of housing with student housing are perceived as sustainable and stable in value in the current market environment," says Jon Hendrik Harms, Head of Apartment Buildings at Robert C. Spies, and continues: "The student modules created in the inner courtyard of the townhouse, which was built in 1893 using the closed construction method, show in a very successful way how inner-city densification can be implemented in sustainable timber frame construction."
