Transaction volumes are getting smaller and processes are taking longer
According to Savills, in the 1st quarter of 2026, around 190 million euros were turned over on the Frankfurt real estate investment market. Compared to the same period last year, this corresponds to an increase of 154%. Compared to the 10-year average, sales were 78% lower. In the last twelve months, Savills has registered 26 transactions, an increase of 13% compared to the previous year. Prime yields for offices and commercial buildings were 4.5% and 4.3% respectively at the end of April, unchanged from the previous quarter and also unchanged from the previous year's figure.
Sebastian Stein, Director Investment at Savills in Frankfurt, comments on the market as follows: "On the supply side, there is noticeable movement in the market. There are currently more properties in the process of being sold than at any time in about two years – especially in the smaller segment up to 50 million euros. At the same time, transactions have become much more complex and take longer. This is mainly due to the increased need for review by investors, but also an expression of the greater willingness to talk on the part of sellers. Instead of breaking off processes prematurely, sellers are increasingly relying on dialogue and compromise."
With a transaction volume of EUR 500 million, office properties have contributed the most to investment turnover in the last twelve months, followed by residential properties* (approx. EUR 250 million) and retail properties (approx. EUR 50 million).
