With the symbolic groundbreaking ceremony for a residential construction project at Götzstraße 20, STADT UND LAND today gave the go-ahead for the first residential construction project in the "Neue Mitte Tempelhof" urban redevelopment area. Together with the Senator for Urban Development, Building and Housing, Christian Gaebler, the District Mayor of Tempelhof-Schöneberg, Jörn Oltmann, the Managing Director of the GdW, Ingeborg Esser, the District Councillor Eva Majewski Sparacino and numerous project participants, the start of construction for a total of 70 apartments was celebrated. All apartments are subsidized and will be rented to holders of a housing eligibility certificate (WBS) after completion. Completion is scheduled for the end of 2028.
The new construction project of STADT UND LAND is being implemented on the basis of the GdW framework agreement "Serial and Modular Construction 2.0". It enables housing companies to fall back on planning concepts that have already been developed and tested under public procurement law. This will significantly accelerate planning and award processes and keep costs stable without sacrificing competition and architectural quality. With this project, STADT UND LAND is also setting an example for economical and affordable housing construction in challenging times. The combination of inner-city densification, long-term district development and innovative procurement models shows how additional living space can be created faster and more efficiently.
The project also marks the beginning of the implementation of a central building block of the "Neue Mitte Tempelhof". The urban development area around Tempelhof Town Hall is to be developed into a lively quarter with housing, public facilities, green spaces and a modern social infrastructure in the coming years. A total of around 500 new apartments are being built there.
Christian Gaebler, Senator for Urban Development, Building and Housing: "The "Neue Mitte Tempelhof" is one of our 24 new urban districts. Affordable apartments are being built across the city and thus a new home for a total of 130,000 people. Here in Tempelhof, the district, the state-owned housing association STADT UND LAND, the GdW and the state of Berlin are working together on inner-city development. The development plan has been adopted, the subsidies have been secured and we will now quickly see the first results through serial and modular construction."
Ingo Malter, Managing Director of STADT UND LAND: "Berlin needs more affordable housing – and as a state-owned housing company, it is our mission to take responsibility for precisely this. With the new building in Götzstraße, not only our portfolio is growing, but also an important part of the "Neue Mitte Tempelhof". Every groundbreaking ceremony is a visible step towards creating additional living space for broad sections of the population and further developing the city in a socially balanced way."
Natascha Klimek, Managing Director of STADT UND LAND: "STADT UND LAND has been present in Tempelhof-Schöneberg for many years as a portfolio holder and district developer. With the new building in Götzstraße, the company is now also taking over the first residential building component of the "Neue Mitte Tempelhof". For us, neighbourhood development means planning new housing in such a way that it fits into our own portfolio in the long term, is well connected to the environment and makes a reliable contribution to the people in the district."
Jörn Oltmann, District Mayor of Tempelhof-Schöneberg: "For Tempelhof-Schöneberg, this groundbreaking ceremony is an important signal: The "Neue Mitte Tempelhof" is visibly making progress. After intensive planning, the concrete implementation of a project that is of great importance for the district is now beginning. My thanks go to the STADT UND LAND, which is taking responsibility here and realizing the first housing component of this urban development project. In this way, step by step, a new piece of Tempelhof is being created from many votes."
Eva Majewski Sparacino, District Councillor for Urban Development and Facility Management of Tempelhof-Schöneberg: "Today's groundbreaking ceremony is the starting signal for the most important development project in our district. We are building a new neighbourhood in the city. New, urgently needed living space is being created here thanks to the STADT UND LAND. It will be a great neighbourhood that combines housing, culture, youth work and so much more. I am proud that we are succeeding in this urban development in this way!"
Ingeborg Esser, Managing Director of the Federal Association of German Housing and Real Estate Companies (GdW): "Today's kick-off for the "Neue Mitte Tempelhof" shows what the framework agreement "Serial and Modular Construction 2.0" is all about: bringing together innovative prefabrication, reliable processes and sophisticated urban development. This is exactly the kind of project we need if we want to effectively tackle the housing shortage in our cities."
