Data center opened in the “Hulb-West” industrial park in Böblingen
Periskop Development GmbH, an international investment consultant headquartered in Berlin, is developing the Hulb-West site in Böblingen, which originally covered around 15 hectares, into a sustainable commercial location on behalf of the owners.
The data center, which opened in mid-July, was built on a partial plot of land of around 20,000 m², which Periskop Development had already successfully marketed in 2021. The establishment of a data center made it possible for the “Hulb-West” to be shaped as a technology location at an early stage.

Intended changes to the land-use plan
The procedure to amend the development plan for the Hulb-West property has been underway since summer 2024. The future development of the area is scheduled to be open to the public in autumn 2025. In close cooperation with the city of Böblingen and the city’s economic development department, the planning legal basis for the further development of a flexible, modern commercial campus will be created.
“By parcelling out the individual building plots in line with demand and providing transport access to them, we are creating optimal conditions for the settlement of technology-oriented companies, craft businesses and modern service providers,” explains Dr. Simon Kempf, Managing Director of Periskop Development.
Flexible plots for a wide range of commercial uses
The Hulb-West site is located only 20 kilometres southwest of Stuttgart and is excellently connected to the A81 motorway and the Hulb S-Bahn station. Important transport hubs such as the city centres of Böblingen and Stuttgart as well as Stuttgart Airport are within easy reach – ideal conditions for modern business settlements. In the future, Periskop Development will offer partial areas from approx. 6,000 m² on behalf of the owners of the property. The plots, which can be flexibly divided, are suitable for a wide range of uses, including: offices, laboratories, craftsmen’s yards, other technology companies or light industrial properties. Thanks to the combination of individual space design and comprehensive infrastructure, Hulb-West is an attractive location for owner-occupiers as well as medium-sized companies and project developers.
