Deka Immobilien has acquired the “Gerling Garden” building ensemble in Cologne. The seller is a joint venture between Quantum and Proximus. The properties will be contributed to the portfolio of the open-ended real estate fund Deka-ImmobilienEuropa. The purchase price was not disclosed.
The complex consists of three legally and technically independent objects. It consists of the two office buildings “The Gate & The Hall” and “The Lime” with a total lettable area of around 18,800 sqm and the hotel “The Circle” with 207 rooms. The ensemble from the sixties is part of the Gerling Quartier Süd, a revitalised quarter with buildings for living, living and working at the former location of the Gerling Group. The core renovation of the two office buildings was completed in 2025, while the hotel had already been completed in 2018.
The office buildings are almost fully let on a long-term basis. The hotel is also leased on a long-term basis to the established lifestyle hotel concept 25hours. The complex is located within Cologne’s inner city ring. The two office buildings have been awarded the British seal of approval for sustainable construction BREEAM with “Excellent” and the hotel with “Very Good”.
With this transaction, the fund management of Deka-ImmobilienEuropa is investing in top properties in very good locations that have been leased on a long-term basis. The fund will thus invest the new investor money that has recently been successfully raised in a timely manner.
