Catella Investment Management GmbH (CIM) and the KVG platform Catella Real Estate AG (CREAG) have leased around 15,000 square metres in a logistics centre at Labradorstraße 31 in Bremerhaven to the two companies Binder Spedition + Logistik and Lion Power Industry Solutions under long-term leases. The property was acquired in 2022 for the open-ended special real estate fund Catella Logistik Deutschland Plus (CLD+).
The logistics centre, which was completed in 2022, comprises a total of around 15,405 square metres of lettable space, of which around 13,983 square metres of logistics and storage space, around 1,051 square metres of office and social space and around 371 square metres of showroom. In addition, the property has a photovoltaic system on the roof, which is to be expanded over a large area in the future in order to cover the tenants' needs for renewable power supply as comprehensively as possible and to increase the energy self-sufficiency of the site.

At the same time, they confirm the high demand for multimodally connected, ESG-compliant logistics properties at established locations. We continue to see considerable development potential for our fund strategy here."
Binder Spedition + Logistik GmbH, a traditional Bremerhaven-based company and established provider of contract logistics, has secured around 9,000 square metres of the total area for its continued growth course at the Bremerhaven site. Approximately 400 square meters are accounted for by a showroom that is used for the presentation of customer-specific products. The move into the area has already taken place.

Lion Power Industry Solutions GmbH, a supplier to the wind power industry, is relocating its company location from Rheine to Bremerhaven in order to be closer to central customers and is renting around 6,000 square meters for this purpose. At the same time, the expansion course that has been embarked upon, which is primarily driven by increasing demand in the wind energy sector, is to be continued.

Bremerhaven is one of the most important logistics hubs in Germany and Europe. The location is also one of the largest container and freight forwarding ports in Europe. Bremerhaven is also recording an increasing throughput volume in the container sector, driven by international freight traffic.
