In the first half of 2026, HIH Real Estate concluded a total of 175 leases with a total area of around 159,700 square metres. Of these, 80 contracts with around 40,500 square metres were for new lettings and 95 contracts for around 119,200 square metres were for extensions. This means that the majority of take-up was achieved through the long-term retention of existing tenants. In the national portfolio, 61 new leases for around 34,500 square metres and 73 contract extensions for around 104,000 square metres were concluded. The international portfolio accounted for 19 new lettings with around 6,000 square metres and 22 extensions of around 15,200 square metres.
In terms of letted space, 48 percent of the national portfolio was accounted for by office properties, 29 percent by logistics properties and around 19 percent by retail properties. The logistics share is due to a single, and at the same time largest deal in terms of area, of the first half of the year: the extension with Deutsche Post Immobilien for 40,300 square meters in Ernst-von-Bodelschwingh-Straße in Bergkamen. In the international portfolio, the office share was 57 percent, the retail share was 39 percent.
"The letting performance in the first half of the year shows how important the active support of our tenants and the quality of our existing properties are. In particular, the high number and volume of contract extensions prove that our space meets the requirements of users in the long term. At the same time, we were able to attract further attractive companies to our portfolio with new tenants. The long-term extension of the lease agreement with Deloitte in Frankfurt's ZEBRA also underlines the fact that demand for high-quality office properties in Germany's top locations and in prime locations remains strong. It is precisely there that companies are looking for modern, ESG-compliant space that offers their employees an attractive working environment and supports their long-term location strategies," says Frank Kindermann, Managing Director of Asset Management at HIH Real Estate.
In addition to the extension with Deutsche Post Immobilien, one of the largest deals was the early extension of the contract with Deloitte for around 17,000 square metres in the ZEBRA office property at Europaallee 91 in Frankfurt am Main. Deloitte has been the sole occupier of the DGNB Gold-certified building since its completion in 2021 and has now committed itself to the site beyond 2036. In addition, there was the extension of Zurich Insurance for 8,315 square metres on the fourth and fifth floors of SquareOne in Vienna, and the new lease of the East Side Office in Berlin to TotalEnergies.
In Germany's top 7 cities, the rented space in the first half of the year totalled 57,054 square metres. The largest take-up was recorded in Frankfurt with 19,983 square metres, followed by Berlin with 14,946 square metres, Munich with 7,932 square metres and Hamburg with 7,705 square metres.
