The JUNiCKE Group, a real estate investor active in northern and eastern Germany with a focus on logistics, light industrial real estate and corporate settlement, wants to expand its portfolio of logistics and corporate properties. The company is looking for halls and commercial properties in Hamburg, Hanover, Braunschweig, Berlin, Wolfsburg, Magdeburg, Halle/Leipzig and Kassel/Göttingen. At EXPO REAL in Munich, Julius Hendrich Junicke and Carl Jobst Junicke will be available to talk to owners, companies, brokers and project developers at booth C1.410.
The focus is on existing properties with a rental area of 5,000 square metres or more and plots of land with 8,000 square metres or more. The decisive factors are high rental demand at the micro-location and concrete opportunities to further develop the property. These can include building reserves, optimised leasing or additional usage options. The development plan should provide for commercial or industrial use, and the proportion of office and social space should not exceed 15 percent. Heritable building rights and fractional ownership are not part of the search profile.
"We are not looking for the immaculate hall, but real estate with substance and a comprehensible development perspective. The decisive factor is whether a location is suitable for production, storage or logistics in the long term and what potential has remained untapped so far," says Julius Hendrich Junicke, Managing Partner of the JUNiCKE Group.
The market for corporate real estate is comparatively stable despite the weak economy. According to market report number 22 published in March by the Corporate Real Estate Initiative, demand for space remains robust, while investors continue to behave selectively when it comes to acquisitions. For the JUNiCKE Group, this means that properties whose quality cannot be assessed solely on the basis of the year of construction or the current occupancy rate are coming to the fore.
In addition to classic acquisitions, the JUNiCKE Group also examines sale-and-rent-back transactions. In this case, a company sells its business property and leases it back on a long-term basis. The location will be retained, while capital previously tied up in land and buildings will be available for investments in the operating business.
"Many medium-sized companies need capital for machinery, digitization or growth, but at the same time have tied up considerable funds in their business property. Sale and Rent Back can create this leeway without the company having to give up its location. The prerequisites are a sustainable rental structure and a property that remains economically viable in the long term," explains Carl Jobst Junicke, Managing Partner of the JUNiCKE Group.
During EXPO REAL, Julius Hendrich Junicke and Carl Jobst Junicke will hold talks on purchase offers, sale-and-rent-back solutions and possible partnerships. Appointments at booth C1.410 can be arranged in advance via julius@junicke.com or jobst@junicke.com.
