In the first half of 2026, take-up on the Berlin office letting market amounted to 405,100 m². This corresponds to an increase of 49% compared to the previous year's figure. Compared to the ten-year average, sales were 12% higher.
The vacancy rate rose by 30 basis points to 9.0% in the 2nd quarter of 2026 compared with the previous quarter. Year-on-year, the ratio increased by 190 basis points. The prime rent was EUR 50.00/m², an increase of 2.5% compared to the previous quarter and 8.7% compared to the previous year's figure. The median rent amounted to EUR 24.00/m², which was 1.7% above the level of the previous quarter, but 1.4% below the value of the same quarter of the previous year.
Karina Sauer, Director and Team Leader Office Agency at Savills in Berlin, comments: "The Berlin office leasing market is currently benefiting from the fact that many users are actively using the improved market conditions to decide on space. A larger selection of space, additional new construction space and the increased willingness of many landlords to negotiate are bringing movement to applications, some of which have been postponed for a long time. At the same time, cost awareness remains high. Users are therefore not simply renting more space, but are taking a closer look at what quality, location and furnishings really meet their requirements. In the smaller segment, modern and well-designed spaces in central locations are the main beneficiaries, while in the large-scale segment, contiguous units with new construction quality remain in demand. Demand thus continues to be concentrated on a comparatively small part of the supply. For older existing areas, it is becoming increasingly difficult to remain competitive on the basis of price alone. If you want to generate demand, you have to step up more often in terms of quality and flexibility."
For 2026, Savills expects take-up to be above the previous year's level, while prime rents are expected to rise due to continued demand for high-quality office space.
