Goldbeck Facility Services take over facility management in Düsseldorf’s OFFICEHOME Rise office tower

Goldbeck Facility Services, part of the construction and services company Goldbeck, which operates throughout Europe, will take over the facility management of the OFFICEHOME Rise office property in Düsseldorf from 1 December 2025 for a contract period of five years. The client is the Cologne-based real estate company PANDION AG.

Modern building technology on 17 floors

The OFFICEHOME Rise is a 70-metre-high office building with a total of 17 floors. The property consists of a six-storey base building and an eleven-storey high-rise building section. In total, the property comprises around 35,000 square metres of rental space. The office high-rise is located in the Unterbilk district in the immediate vicinity of the Media Harbour and the Loretto district.

The property will be completed this year as a KfW Efficiency House 55 and meets current energy and sustainability standards. The DGNB Gold certification confirms the sustainability of the property. The OFFICEHOME Rise has an energy- and resource-saving building concept. This consists, among other things, of its own sustainable electricity generation through a photovoltaic system on the roof. The building is also equipped with modern smart meters that enable efficient and transparent recording of energy consumption. E-charging stations in the associated underground car park, an individual lighting concept for the façade and the green inner courtyard round off the sustainable features of the property. Goldbeck Facility Services takes over the coordination of the installation companies to ensure the warranty.

User structure and vacancy management

With around 12,500 square meters of rented space, the auditing and consulting firm Ernst & Young is the largest tenant in the OFFICEHOME Rise. Other office space will be used by the Düsseldorf municipal drainage company (4,700 square metres) and the software service provider IFS Deutschland (800 square metres). Currently, about 17,000 square meters are still available. Until the vacant space is leased, Goldbeck Facility Services is responsible for vacancy management.

Goldbeck Facility Services provide support in advance

A commissioning manager from Goldbeck Facility Services carried out a system briefing in the OFFICEHOME Rise with PANDION even before the start of the agreed standard services. With the start of the contract on 1 December, Goldbeck Facility Services will take over the technical and infrastructural facility management. Among other things, this includes property management, cleaning work, responsibility for the entire building services by technicians on site, reporting and a 24/7 on-call service.
