Major deals are boosting the Frankfurt office market
Three major deals in the third quarter have brought Frankfurt’s office space take-up after nine months up to the 2024 level. At the same time, prime rents continue to rise, whilst the increase in vacancy rates has recently slowed significantly. The limited pipeline of new-build projects is also intensifying competition for modern space.
The recovery in the investment market is continuing gradually. After just nine months, the transaction volume has already exceeded the figure for the whole of 2025. The focus is on core and core-plus properties, which account for around 70 per cent of the volume. Ongoing sales processes also point to a growing willingness to transact.
For the year as a whole, Colliers expects office space take-up of around 350,000 to 375,000 square metres.
