GreenPlaces Deutschland Asset Management GmbH today held a ground-breaking ceremony in Denkendorf (Esslingen district), together with representatives from politics, the civil service and the business community, to mark the start of construction of 30 modular commercial units. The investment totalling approximately ten million euros. The commercial units are expected to be ready for occupancy in about a year’s time.

GreenPlaces acquired the 6,700-square-metre plot on Am Österbach from the municipality of Denkendorf last November.

The two-storey commercial units, which are being built here from today, have an average floor area of 152 square metres. They are aimed at service providers, tradespeople, start-ups and small manufacturing firms, and can be used in a variety of ways, such as offices, workshops, showrooms or warehouses. All units feature a large sectional door (roller door) and a separate entrance door. They can be let individually or combined to form larger units. This allows a tenant to expand its space as required, provided a neighbouring unit is vacant.

GreenPlaces constructs the units using solid timber construction. As many components are prefabricated in a factory and then delivered to the building site for assembly, the average construction time is just twelve months. A second advantage of this high degree of prefabrication is that GreenPlaces projects can be completed with a high degree of adherence to deadlines, partly because modular construction is less dependent on weather conditions.

In addition to timber as a building material, photovoltaic systems on the roofs of the let units ensure a low carbon footprint. A green roof promotes biodiversity and provides additional sound insulation. The commercial units are heated and cooled using a heat pump. Two parking spaces are available for each unit.

“Our new site in Denkendorf fits perfectly into our strategy. It is situated in the economically significant Stuttgart region. Furthermore, it is well connected via the A8 motorway and the B10 federal road to the state capital, which is just a few kilometres away,” explains Markus Eberhard, Managing Director of GreenPlaces Deutschland Asset Management: “We would like to thank Mayor Ralf Barth and the Deputy Head of the Local Planning Office, Pascal Stellwag, for their trusting cooperation.”

Ralf Barth, Mayor of Denkendorf, says: “Our municipality is continuing to develop. A visible sign of this is the new business park. It offers modern commercial premises with excellent transport links, particularly for local businesses in need of additional space. Furthermore, GreenPlaces’ commercial units create the ideal conditions for expanding firms and start-ups to realise their business ideas and develop their enterprises.”

The new site in Denkendorf forms part of GreenPlaces Deutschland Asset Management’s expansion strategy. The initial focus is on economically strong regions in Baden-Württemberg, Rhineland-Palatinate, Bavaria and Hesse. In the medium term, the company also intends to develop business parks in other federal states. The project development and asset management company has currently completed eleven sites in Switzerland and seven in Germany, which it holds in its portfolio. By 2030, the number of sites is set to grow to around 80, the majority of which are to be developed in Germany.
