Progress continues in Leipzig’s Löwitz Quarter: HAMBURG TEAM has now received full building permission for construction site 5. This marks another milestone for the realisation of the first residential building site in the new urban district. The start of construction for a total of 179 apartments is imminent.
The approximately 7,200 m² site is centrally located on the future district square and comprises two project parts: On the larger part of the site, HAMBURG TEAM is developing a residential and commercial project with 130 rental apartments for a German pension fund, 70 of which are subsidized units, which will also be managed by HAMBURG TEAM after completion. The building ensemble is complemented by around 400 m² of commercial space, an underground car park with 62 parking spaces and open spaces for communal use. On the neighbouring part of the property, which HAMBURG TEAM itself has acquired, 49 condominiums with 2,880 m² of living space are being built, supplemented by 17 underground parking spaces and communal outdoor areas.
The buildings are being constructed using a system construction method with prefabricated elements in accordance with the KfW 40-QNG energy standard. They are supplied with local heating connections and ice storage systems via an innovative heating concept, thus contributing to the high sustainability quality of the Löwitz Quarter, which has been pre-certified with DGNB Gold.
The implementation planning is well advanced, and the general contractor Goldbeck Nordost GmbH is currently preparing the start of construction of the excavation pit for October 2025. The start of the shell construction work is planned for January 2026, with completion scheduled for summer 2027.

Construction site 5 is centrally located on the Quartiersplatz in the immediate vicinity of Leipzig Central Station. Common areas, a directly adjacent pocket park, facilities for daily needs, a school that has already been built and a wide range of leisure activities ensure a high quality of life and underline the attractiveness of the location in the entire district.
