HIH Invest acquires completed logistics property in Bensheim

Total lettable area of 13,010 square metres, leased on a long-term basis to MSK Pharma Group

HIH Invest Real Estate (HIH Invest) has taken over a recently completed logistics property in Bensheim, southern Hesse, into the fund assets of an individual mandate. The new building was built on a brownfield of around 28,700 square meters at Berliner Ring 9. The project developer is Panattoni. HIH Invest acquired the project in 2023 as part of forward funding for an individual mandate from an institutional investor. The purchase is financed entirely with equity.

Of the 13,010 square metres of total lettable space, 11,286 square metres are logistics, 1,347 square metres are office space and 377 square metres mezzanine space. In addition, there are 45 car parking spaces, some of which are pre-equipped for electric charging stations. The green building concept of the hall with integrated heat pump, reinforced insulation, pre-installation for a PV system and partial green roof meets current sustainability requirements. The aim is to obtain a DGNB Gold Certificate.

The logistics property is fully leased to MSK Pharma Group on a long-term basis. The company maintains one of two locations in Bensheim and is headquartered in neighboring Heppenheim. “The Berliner Ring 9 property was developed for the needs of MSK Pharma Group, the company is firmly rooted in Bensheim. Nevertheless, the hall with its classic area layout and sufficient delivery options is very suitable for third-party use. The possibility of dividing it into two hall areas also makes multi-tenant use possible,” says Maximilian Tappert, Head of Transaction Management Logistics at HIH Invest.

The location of the logistics hall in Bensheim has excellent transport connections with direct access to the A5 and A67 motorways as well as to the B47 and 460 federal roads. Frankfurt am Main Airport can be reached in about half an hour, as well as the cities of Mannheim, Ludwigshafen, Heidelberg and Darmstadt. The property is also easily accessible by public transport thanks to a nearby bus stop and the regional train station. The Rhine-Neckar region is one of the economically strongest regions in Germany.
