Closing confirms strong demand for high-quality office properties in prime locations
Hines, a global real estate investment manager, has achieved another letting success for its “aer” refurbishment in Munich’s Neuperlach district. NXP Semiconductors Germany GmbH has leased over 10,000 m² in the office complex. The research and development center, which focuses on secure semiconductor solutions for the automotive, IoT & industry, mobile communications and communication infrastructure sectors, is expected to move into the space with its more than 400 employees in the summer of 2027 and relocate its current location in the Trudering-Riem district. This milestone means that as of 31 March, around 90% of the total of more than 42,000 m² of office space in the “aer” has been let.
“The letting confirms what we are currently seeing in many European office markets: demand is increasingly focused on high-quality, sustainable buildings in established sub-markets with very good transport connections,” says Alexander Möll, Senior Managing Director, Head of Northern & Central Europe at Hines, “While the market is becoming more differentiated, it is precisely these premium properties that remain particularly in demand.”
The property is owned by the Hines European Value Fund (HEVF 2). Tenants in the “aer” include Bosch Building Technologies, the technology company dedicom, and the sensor and automation specialist Balluff. “For us, this is a sign that the “aer” has developed into a real tech hub. This fits perfectly with our concept of the “aer” as a forward-looking office building with a decidedly innovative character,” adds Christian Meister, Senior Managing Director at the Munich office.

The “aer” is operated without fossil fuels and is equipped with digital and intuitive controls. The use of different wooden buildings is unique. All new parts of the building were made of this sustainable building material. This reduces the CO₂ footprint and also enables energy-efficient constructions. The building has been awarded WiredScore PLATINUM certification, SmartScore pre-certified and is also striving for DGNB Gold certification.
A very good connection to public transport and private transport is guaranteed via the U5 line or via the nearby A8 motorway. There is also a well-developed local supply structure, including the two shopping centers “pep” and “Life”.
Hines was legally advised in the lease process by the law firm GSK Stockmann. The placement was carried out via CBRE.
