Hines sells Hamburg Cathedral Cascades

Hines, a globally active investment manager, has sold the cathedral cascades in the city of Hamburg as owner of the special fund “Hines European Core Fund (HECF)”. The buyer is a single-family office based in Hamburg. The parties have agreed not to disclose the sale price.

The eleven-storey office tower was built in 2009 with around 8,020 m² of rental space, which is fully let as of November 2025. The architectural screw movement results in a cascade design. This gives each of the eleven upper floors its own identity with individual areas and different lines of sight over the city centre of Hamburg.

“The sale not only shows how attractive Hamburg continues to be as a location, but also that there is great demand for very well-managed office properties in Hamburg’s city centre,” says Dr. Kai Magnus Schulte, Managing Director at Hines. “This property is a special one for us, as we became active on the Hamburg market for the first time with the purchase of the cathedral cascades in 2010.”

Since the acquisition, Hines has been responsible for asset management. During this time, numerous sustainability measures have been carried out on an ongoing basis that enable DGNB Gold certification. For example, the common areas are supplied with 100% green electricity. In the two basement floors, a total of 36 parking spaces have an e-charging structure. In 2023, Hines had also taken over the property management of the property.

Hines was legally advised on the sale by the law firm Poellath. The tax advice was provided by Ernst & Young. The brokerage was carried out by BNP Paribas Real Estate.
