Home & Co acquires new construction project for student housing with 303 apartments in Berlin-Spandau
Home & Co, the vertically integrated real estate platform for student housing and micro-housing in Germany and Spain, has acquired a new construction project for student housing in Berlin's Spandau district. A residential building with 303 apartments and a total area of around 5,900 square metres is being built at Stresowplatz 6-9. The seller is Spandow Wohnpark GmbH. Behind the development company are Felix Dierken Beteiligung and Bungs Patzschke Projektentwicklung GmbH. The general contractor is Dierken Baumanagement GmbH, the planning is by Patzschke Schwebel Architekten. Construction of the project has recently begun. The opening of Home & Co's fourth location in Berlin is scheduled for the first quarter of 2027. The other Berlin locations are located in Zehlendorf near the campus of Freie Universität. Home & Co is currently examining further acquisitions at university locations with solid growth prospects and high attractiveness for international students, such as Heidelberg, Mannheim or Aachen.
The apartments in the Berlin new construction project have living areas between 18 and 33 m²; around half of the units will be barrier-free. The building has a high energy standard and is striving for energy efficiency class A. On an area of more than 300 m², spacious community areas with a winter garden, co-working areas, a gaming lounge, a communal kitchen including a dining area and a fitness room will be created. At all locations, Home & Co offers active community management with multicultural events as well as joint sports and leisure formats.
Vincent Steigenberger, CEO of Home & Co: "Berlin combines international appeal, academic excellence and a constantly growing demand for student housing. With the acquisition in Spandau, we are expanding our Berlin portfolio in a targeted manner and continuing our consistent growth strategy. After securing 164 beds in Frankfurt last year, we are also planning further acquisitions in selected university cities in 2026. Our goal is to acquire an additional 500 to 1,000 beds in the current year and thus further expand our platform step by step."
Enis Bayik, COO of Home & Co: "With the acquisition, the focus shifts to the operational integration of the site into our Home & Co platform. Our claim is clear: a consistent Home & Co experience for the residents, efficient commissioning and a structured ramp-up of occupancy. In this way, we are leveraging the full potential of the Berlin PBSA market."
Felix Dierken, Managing Director of Spandow Wohnbau GmbH: "We are very pleased to have gained an experienced and professional partner for this project in Home & Co. Especially in a challenging market environment like Berlin, it becomes clear how crucial a close and trusting cooperation between developer, investor and operator is. Despite the high complexity and the large number of interfaces, it has been possible to put the project on a solid foundation. We are all the more pleased that Home & Co shares our vision for modern and high-quality living space in Spandau and will fill the quarter with life operationally in the future. This will create an exciting new housing offer for Berlin."
Till-Jonathan Patzschke, Managing Director of Bungs Patzschke Projektentwicklung GmbH and Patzschke Schwebel Planungsgesellschaft mbH: "For us as architects and project developers, the project on Stresowplatz directly on the Havel opposite the Spandau town hall is a successful example of how privately financed housing construction can continue to function despite the current difficult economic environment. We hope that the right course will soon be set again in regional and federal politics so that a wide range of real estate project developments in Berlin and throughout Germany remain feasible. With this project, we also want to make a contribution to easing the housing market. Many thanks to the employees of the Spandau district office for the constructive cooperation."
The property is located directly on the water on the Havel and is only a few minutes' walk from the Berlin-Spandau regional and long-distance train station. In the immediate vicinity are also the Spandau old town with numerous shops, restaurants and cafés, the Spandau-Arcaden shopping centre and the Spandau town hall. Several Berlin universities are also easily accessible by public transport.
