IMAXXAM, the independent partner for property investment management, has sold the office building at Antoinettenstraße 33 in Dessau from the “Property Invest Germany” fund. The buyer is a regionally based owner-occupier that ranks among the largest landlords in the region.
The building, which was constructed in 1994, forms part of the Fürst-Leopold-Carré and has a lettable area of around 2,670 square metres, as well as eleven parking spaces. The plot area is 809 square metres. Currently, around 75 per cent of the lettable area is let. Tenants include, amongst others, Allianz and AOK.
The property was part of a portfolio acquired for the fund in 2019. It was sold as part of the fund’s strategic realignment, as the portfolio at that time no longer aligned with the current investment strategy.
“With the sale of the property in Dessau, we are consistently implementing the fund’s strategic direction. We regularly review our portfolio to ensure it aligns with the fund’s long-term investment objectives,” explains Simon van Zoggel, Head of Transactions at IMAXXAM.
The office building is situated in the centre of Dessau. Shops, restaurants and cafés are located in the immediate vicinity. The main railway station is about a five-minute walk away, whilst the Antoinettenstraße bus stop is around a minute’s walk away. The B184 and B185 federal roads, as well as the nearby A9 motorway, ensure good regional and national road links.
