IntelliWay Services (IntelliWay), a specialized back-office service provider for property management companies in Germany, is consistently aligning its management and organizational structure for the next phase of growth. The background to this is the continued high business momentum of the past year, which necessitated further structural development.

In the course of this, the management was restructured: Alexander Atanassov, previously Director Acquisition & Client Management, took over the operational management from Sergey Koynov. In addition, the new position of operational manager was created and filled by Krasimira Vasileva from within the company. She has been with the company for eleven years and has proven her leadership skills in various positions.

At the same time, IntelliWay has sharpened internal responsibilities in the areas of the technical and commercial property management back-office and transferred the management to clearly defined managers. The aim of these measures is to shorten decision-making paths, clearly assign responsibilities and further deepen specialisation within the teams. This creates clearly structured contact persons for clients and increased process reliability.

The organisational adjustments are a direct consequence of another very successful financial year. IntelliWay was able to achieve sales growth of 15 percent in 2025, building on the stable development of recent years. The company prepared operating cost statements for 1,098 buildings with a total of 33,215 rental units and was responsible for the accounting processes for 223 commercial properties. Around 16,000 individual documents were processed every month. The Objection Processing Department processed around 3,500 tenant objections in less than five months. This underlines the increasing complexity of property management processes. In addition, the company was involved in two system migrations and three transition projects.

The increased demand was also reflected in the expansion of personnel: In order to cope with the increased order volume and secure further growth, the team was expanded last year and now has around 100 employees.

In addition to the structural development, IntelliWay invested in its spatial and technological infrastructure. New office space in Hamburg and Sofia will create additional capacity and support the further scaling of the business. While the Hamburg office acts as a central interface to clients, the expansion in Bulgaria strengthens operational performance in particular.

“The developments in 2025 demonstrate the increasing importance of specialised back-office services in property management. The expansion of our structures and increasing digitalization are key steps to further increase efficiency and performance,” explains Alexander Atanassov, Managing Director of IntelliWay.

For the coming months, IntelliWay plans further investments in process optimization, digitalization and the expansion of operational capacities in order to further consolidate the structures created.
