Friedrichshain has 350 new neighbours. THE FIZZ Berlin-Friedrichshain was officially opened yesterday on Markgrafendamm, between Ostkreuz and Rummelsburger Bucht. Spanning just under 18,000 square metres of gross floor area, the development comprises 350 fully furnished flats for students who want to settle in Berlin without having to spend months viewing properties first.
The project is backed by the International Campus Group (IC), which took over the development – completed by QUARTERBACK Immobilien AG – in July 2026. As with all THE FIZZ locations, IC manages the property itself with its own on-site team. The company knows the neighbourhood well: just a few kilometres downstream along the Spree, IC has been operating its first Berlin THE FIZZ on Köpenicker Straße in Kreuzberg since 2014.
Each flat is fully furnished and has its own kitchen and en-suite shower room. There is a choice of single studios for one person and double studios, which accommodate two. Service charges, internet and furnishings are included in the rent. Those arriving without their own household goods can also book the ‘Plug & Play’ offer introduced this summer in Friedrichshain, whereby the flat is fully equipped from bed linen to cookware ready for move-in.
“We’ve seen for years in Kreuzberg that demand far outstrips supply,” says Gawain Smart, CEO of the International Campus Group. “With Friedrichshain, we’re creating 350 additional units in a district where students want to live anyway. The fact that we’ve been able to realise this development in this area is an important step for us in Berlin.”
Designed by TCHOBAN VOSS Architects, the building follows the living concept that THE FIZZ has always worked with: space, service and community, in equal measure. ‘Space’ refers to your own fully equipped flat as well as study areas, a communal kitchen and a roof terrace. Service means an on-site house management team that is just as happy to help with questions about the building as it is to offer tips on getting to know the new city. Community, finally, is fostered through shared events and communal spaces where people can meet. None of these three building blocks works on its own, but together they take a lot of the pressure off students, making it much easier for them to settle into a new city.
“Many of our residents are moving away from home for the first time, often straight to another country. They have to find their feet in a city like Berlin, settle into university life and organise their daily routine at the same time,” says Christina Gentsch, Head of Sales & Marketing Germany at International Campus. “We want them to be able to focus on what really matters in their studies. And we want them to have someone in the evenings with whom they can talk about their first day in the lecture theatre.”
The accommodation is situated in one of the city’s most sought-after neighbourhoods. The River Spree, Rummelsburger Bucht and Treptower Park are just a few minutes’ walk away, whilst the East Side Gallery and the RAW site are in the neighbourhood. The bus stops right outside the building, and the Ostkreuz and Treptower Park S-Bahn stations are within walking distance, connecting the building to Berlin’s universities via the S-Bahn ring.
With this new property, THE FIZZ now comprises 17 locations in Germany, Austria, the Netherlands and the Czech Republic. Under the THE FIZZ and HAVENS LIVING brands, International Campus operates a total of more than 7,000 units.
