The European real estate company Covivio is developing a landmark high-rise project in the heart of Berlin: With the 030BLN, a new architectural landmark is being created directly on Berlin's Alexanderplatz. The multi-use tower will be 130 meters high and offers a total of 60,000 square meters of rental space for retail, gastronomy, office space and around 300 urban living units.
The project consists of a base building and a 33-storey high-rise building and combines working, living and leisure in an integrated utilisation concept. Completion is scheduled for the second half of 2027.
Characteristic architecture and creative implementation pick up on the DNA of Berlin
The architectural design of the 030BLN was created by award-winning architects and interior designers Sauerbruch Hutton, Studio Aisslinger and AGL Architekten. The designs combine a modern, striking façade design with a rough, authentic interior aesthetic and deliberate historical references. In this way, the design reflects the versatility that characterizes Berlin as a city. The project name also follows this principle: 030 stands for the German Berlin landline area code, BLN for the international short form of the city – a deliberate interplay of local reference and international openness.
To develop the overall concept of the 030BLN as well as the artistic design of the building, Covivio involved a collective of local and European experts from the fields of entertainment, art, fashion and hospitality, which was put together with the support of the French agency Taarof.
Dr. Daniel Frey, CEO of Covivio Germany, explains: "Our high-rise project at Alexanderplatz is creating a place that rethinks urban life and consciously picks up on Berlin's contrasts. The name itself stands for this approach: 030BLN connects Berlin with an international perspective and appeals to both Berliners and an international audience. In this way, we bring people together in a special place that stands for encounter and exchange. The roof terrace and the planned passage between the 030BLN and the neighboring Park Inn creates a new quality of stay at Alexanderplatz."
Prof. Matthias Sauerbruch, Managing Director of Sauerbruch Hutton, adds: "In fact, the new building of the 030BLN at Alexanderplatz is not only an operation at the heart of the city, which will accelerate the pulse of the German capital after its completion, but also a metropolitan neighborhood - a communal place of the future that will offer Berliners and their guests a wide variety of qualities of stay and an unforgettable environment, that continues the rich history of the place into the future."
Diverse mix of uses with office, urban living, retail and gastronomy
Covivio brings its many years of European expertise in the office and hospitality sectors to the 030BLN. As the owner of the Park Inn Hotel at Alexanderplatz and the operating company since 2016, Covivio has extensive knowledge of the location.
The 030BLN is consistently geared towards a versatile mix of uses and combines work, leisure, urban living, retail and gastronomy. Around 29,900 square metres on 23 floors are accounted for by flexibly configurable offices and co-working spaces. Individually adaptable floor plans enable different work and collaboration formats from concentrated work to creative exchange. Office users also have more than 20 conference and meeting rooms at their disposal.
Around 13,800 square metres of retail space will be created in the base of the building, which have already been largely let. The offer is supplemented by gastronomic uses, which make the ground floor a lively meeting place.
In addition, more than 300 units for urban living will be realized in the basement: The units offer contemporary furnishing concepts, comprehensive services and access to spacious fitness and communal areas. They are aimed at an urban target group and offer a service-oriented usage concept in the centre of the city.
Katharina Greis, COO Office at Covivio Germany, says: "The 030BLN stands for a new quality of working in the city and follows the idea: work, live, relax – all in one place. It combines productive working environments with gastronomy, sports, community offers and events in one place. Flexible office space, a high quality of stay and a comprehensive range of services meet a fully thought-out design concept with high aesthetic standards. In the 030BLN, we are bundling our expertise in office development, the hotel industry and urban living, creating a vertical quarter that reinterprets everyday urban life. Directly on Alexanderplatz, a place is being created that takes up the dynamics of the location and translates them into contemporary work, meeting and experience spaces."
The holistic multi-use concept at 030BLN is complemented by generously designed community areas, a diverse gastronomic offer and a roof terrace with around 2,500 square metres. With sports facilities, bookable event space, bar offers and urban gardening, a new urban meeting place with a wide view over the city is being created here. In addition, a new green passage will be built between the high-rise and the neighboring Hotel Park Inn by 2029, which will connect Alexanderplatz directly with Alexanderstraße and create new quality of stay.
Covivio will act as the operator of the 030BLN itself in the future and thus ensure smooth operation.
Focus on sustainability
The high-rise project underlines the high standards of sustainable real estate development. The 030BLN relies on a holistic sustainability concept with geothermal energy and district heating for heating and cooling support as well as extensive heat recovery. Green roof areas promote biodiversity and contribute to improving the microclimate. The outdoor facilities on the roofs are also irrigated from their own rainwater storage tanks. Photovoltaic systems are integrated both on the roof and directly into the façade – making 030BLN one of the first high-rise buildings in Germany with building-integrated photovoltaics. For the 030BLN, LEED Gold certification for new construction projects is being sought.
For sustainable mobility, around 500 to 700 bicycle parking spaces are available to users in the 030BLN. The focus is on public transport, supplemented by neighboring parking garages.
Alexanderplatz is one of the most central and lively places in Berlin. With direct connections to the U-Bahn and S-Bahn, tram, buses and regional transport, around 400,000 visitors pass through this urban transport hub every day. Numerous shops, restaurants, cafés, office buildings and hotels characterise the surrounding area, making the location one of the most dynamic in the capital.
