Hohental GmbH, a specialist in new construction and energy-efficient residential quarters, is building 50 rental apartments in Waltrop, North Rhine-Westphalia, on behalf of Volksbank Waltrop. On a 6,334 square metre plot at Waldweg 2, five apartment buildings with a total of 4,380 square metres of living space are being built on three construction plots. The two- to four-room apartments measure between 59 and 117 square meters. In addition, an underground car park with 47 car parking spaces, 33 outdoor parking spaces and 106 bicycle parking spaces will be built. A building permit for the apartment buildings has already been granted, but the building permit for the underground car park is still pending. Construction is scheduled to start in the third quarter of 2026.
Frank Illmann, Managing Partner of Hohental, says: "The fact that we are able to realize the second project together with Volksbank Waltrop is a strong sign of trust and underlines the cooperative partnership. This trust is also based on the fact that we show how rental housing construction can be economically successful despite increased sustainability requirements and high construction costs. This is precisely where our strength lies: We combine economic viability with sustainable solutions and make it clear that cost efficiency and sustainability can be meaningfully combined."
The planned apartments each have a balcony or terrace and are equipped with underfloor heating and electric external blinds. Heating is provided by an air-to-water heat pump, which is operated with electricity from photovoltaic systems on the roofs, among other things. Hohental will take over the project from service phase 5 and hand it over to Volksbank Waltrop on a turnkey basis.
The municipality of Waltrop is located on the northern city limits of Dortmund and is home to almost 30,000 inhabitants. The rental housing market is characterised by excess demand. New construction activity is at a low level, which is why the additional supply remains limited.
