IMAXXAM, the independent partner for the management of real estate funds, has acquired a building of the office property "Reiterstaffel Offices" as part of an exclusive club deal. The property at Gaedestraße 9 in the south of Cologne was developed by Bauwens Development and Swiss Life Asset Managers in Germany as a joint venture and completed in mid-2025. The joint transaction to IMAXXAM was carried out as an asset deal. The six-storey office building comprises around 6,000 square metres of rental space and has a spacious underground car park with 79 parking spaces. It is fully leased on a long-term basis to Raiffeisen Waren-Zentrale Rhein-Main, one of the largest agricultural trading companies in Germany. IMAXXAM is responsible for portfolio and asset management for the property.
Nina Homeyer, Managing Director at IMAXXAM, explains: "For us, the 'Reiterstaffel Offices' are an investment with a special vision: The full lease not only underlines the attractiveness of the location, but also offers us a high level of planning security. In addition, there are the flexible floor plans per floor, which allow for a wide range of usage options. However, the sustainable building concept is particularly noteworthy. Energy-efficient technology for heating and cooling, photovoltaics, green roof surfaces and DGNB Platinum certification combine ecological responsibility with economic efficiency. In addition, the property is on the CREEM path specified by the European Union in the long term, which speaks for itself and creates a sustainable basis for long-term value retention."
Alexander Jacobi, Managing Partner of Bauwens Development, adds: "With the 'Reiterstaffel Offices', we have created an attractive business location. The successful lease to Raiffeisen Waren-Zentrale Rhein-Main and the sale to IMAXXAM mark important milestones – now we are concentrating on marketing the last areas of the entire district."
Udo Girke, Head Construction/Distribution of Swiss Life Asset Managers in Germany, adds: "The 'Reiterstaffel Offices' are the conclusion of our successful 'Reiterstaffel' district development with over 500 apartments, a primary school and a daycare centre. In addition to modern sustainability criteria, they meet the requirements of state-of-the-art and flexible working environments."
The new office building of the "Reiterstaffel Offices" impresses with its modern architecture and high-quality materials. The almost column-free floor plans of the six floors allow maximum flexibility in the design of the space. Thanks to light-flooded offices and flexible workplace concepts, the property offers an attractive, functional environment for contemporary work. Lounge areas, green terraces and a café promote the quality of stay.
The building is DGNB Platinum certified and features a comprehensive sustainability concept: photovoltaic system, district heating, green roofs with trees, mobility solutions such as e-bike charging stations and green lease clauses focus on sustainability. Smart technology solutions and an integrated parking management system for the underground car park round off the modern building technology.
The location in the south of Cologne is characterized by its good connections to the city center, its mixed-use environment and its proximity to the exclusive residential district of Marienburg. Within walking distance are various restaurants and supply facilities, which underline the high quality of the location. Thanks to the nearby "Gaedestraße" stop, Cologne Central Station is easily accessible by bus, and from 2028 even in just 12 minutes by a new subway line. The A 1, A 3, A 4 and A 555 federal motorways provide direct connections to Aachen, Bonn, Düsseldorf and the Rhine-Ruhr metropolitan region in general. Cologne/Bonn Airport is only 15 kilometres away and offers ideal connections for business travellers.
The legal and tax due diligence was accompanied by Norton Rose Fulbright, the technical and environmental review by Kroll Germany.
On the seller side, Bauwens and Swiss Life Asset Managers were advised on legal issues by JLL as broker and by RSM Ebner & Stolz.
