Manova Partners announces the successful sale of the Amazon Returns Center in Sereď, Slovakia, to ERSTE Realitná Renta, a fund managed by the Slovakian branch of Erste Asset Management. The property with an area of 62,245 square meters was sold on behalf of an individual mandate. The sale price was not disclosed.
The logistics facility is located about 40 minutes northeast of Bratislava in the small town of Sered' with around 15,000 inhabitants. The property is an important part of Amazon's European distribution network. The strategic location offers convenient connections to central Slovakian and international logistics axes.
The Amazon Return Center in Sereď is Manova Partners' first investment in Slovakia, which was made in 2017 – at that time still under the GLL Real Estate Partners brand. Throughout the holding period, the property generated stable and reliable income. With the sale, the value creation and sales strategy defined at the time of acquisition has now been fully implemented.
Manova Partners looks back on more than twenty years of investment history in the CEE region and has since completed transactions worth EUR 4.1 billion. The company currently holds 14 office and 20 logistics properties in the region with a volume of around EUR 1.5 billion and an income-based occupancy rate of 96 percent.
With the sale of the asset in Sereď, Manova Partners' transaction volume in 2025 will exceed EUR 530 million. Further purchases and sales are at an advanced stage.
"With this transaction, we have successfully implemented the strategy defined for our mandate and at the same time further consolidated our strong market position in the CEE region. We have been investing in Central and Eastern Europe for over two decades and continue to see an attractive foundation for high-quality logistics properties. The sale in Sereď underlines the continued demand for core assets and represents an important milestone in a very dynamic transaction year for us," says Katarina Horvathova, Head of Transactions CEE at Manova Partners.
