Swiss Life Asset Managers is launching official sales for the first construction phase "FLEET" in the WEIDENBAUMS UFER residential district in Hamburg-Bergedorf. After a successful pre-sale phase, the project is now entering the next marketing stage.
Demand in the run-up to the sale is high: a lot of discussions were held in the pre-sale phase. Several apartments have already been reserved for the first building (House A), which is now starting sales.
In the first step, the offer includes 32 condominiums in Building A. A total of 83 high-quality condominiums are being built in the "FLEET" construction phase in a direct waterfront location on the Schleusengraben. The apartment sizes range from around 40 to 97 square meters and include a wide range of 1- to 4-room apartments. Purchase prices start at around 320,000 euros, the average price per square metre is around 6800 euros. The sale of further units (House B) is planned for the remainder of the year.
"FLEET impresses with its high architectural quality and a differentiated range of housing that appeals to different target groups: from compact units to family-friendly floor plans. The very good response from the pre-sale phase and the demand at the start of sales show that the concept is a perfect fit for the Hamburg-Bergedorf location," says Andreas Fuchs, Head Real Estate Development Living Region Hamburg at Swiss Life Asset Managers in Germany.
Construction of the first construction phase is scheduled to start in the third quarter of 2026. Completion of House A is scheduled for the end of 2028, and the overall completion of the two buildings for 2029.
With WEIDENBAUMS UFER, Swiss Life Asset Managers is developing a sustainable residential quarter with a total of over 700 apartments on a former commercial site of around 48,000 square metres in Hamburg-Bergedorf. In addition to privately financed and subsidized apartments, the quarter includes a daycare center and a local shopping center with a grocery store and drugstore. The direct location on the water as well as numerous green spaces, an already completed district park and a new pedestrian and cycle bridge over the Schleusengraben (completion summer 2026) characterise the surroundings.
The energy supply is provided by resource-saving systems and photovoltaics, supplemented by concepts for the joint use of resources. A sustainable mobility concept with low-car areas, good public transport connections and safe cycle paths and footpaths rounds off the neighbourhood concept.
