Yesterday, Henderson Park and HAMBURG TEAM celebrated the topping-out ceremony for the HAINWERK office building in Berlin-Friedrichshain in the presence of around 250 guests from politics, business and the construction industry. At the corner of Warschauer Strasse and Revaler Strasse, the shell of the building, which was built using CO2-reduced timber hybrid construction, was recently completed. The overall completion of the property is scheduled for spring 2028.
"With the HAINWERK, we are realizing a high-quality and special office property that combines sophisticated architecture, flexible working environments and a consistent focus on sustainability. The fact that we are able to celebrate the topping-out ceremony is the result of an outstanding team performance and the close cooperation between the client, planners, construction partners and our team. Together, we have successfully driven forward the development and realization of this ambitious project. For us, a special proof of the quality and sustainability of the concept is the fact that it was almost completely leased long before completion," says Klaus Heldwein, Managing Director at HAMBURG TEAM.

HAMBURG TEAM is developing the HAINWERK on behalf of Henderson Park as part of a mixed-use ensemble. This takes up the historic perimeter block development at the interface between Friedrichshain and Mediaspree and complements it with modern office, residential and local supply space. The building comprises around 19,350 m² of office space, approx. 930 m² of retail space and a supermarket with almost 2,400 m². The entire office space is fully let to the international software company JetBrains for 15 years. The company will relocate its Berlin location from Cuvrystraße 53 to Revaler Straße 2. The supermarket space is pre-let to REWE. The ensemble also includes the neighbouring FRIEDRICH residential building with 125 units.
Characteristic features of the HAINWERK are exposed wooden ceilings, large balconies facing the urban space and green roof terraces in the inner courtyard of each office floor. Thanks to a flexible development concept, the areas can be adapted to different usage requirements. The building is planned according to the Efficiency House 40 standard in accordance with BEG and is designed for climate-neutral operation. Heating and cooling are supplied by geothermal energy, heat pumps and photovoltaics. HAINWERK is pre-certified with DGNB Platinum. In addition, LEED Platinum and WiredScore Platinum certifications are being sought. At the ICONIC AWARD 2026, HAINWERK was named "Best of Best" in the "CONCEPT – Visionary and Uncompleted Architecture" category. The international jury of experts particularly emphasised the high sustainability standards of Berlin's project development.
The design for the project comes from Grüntuch Ernst Architekten. The consortium Lupp Medicke has been commissioned with the building construction work. Schrobsdorff Bau is realising the shell of the basement and the building construction of the adjacent residential ensemble FRIEDRICH.
