UNIQA Real Estate Management GmbH (UNIQA Real Estate) is expanding its business area and will also offer real estate investment solutions for external investors in the future. With the new business unit, the company is now opening up its investment and management platform, which previously related to the UNIQA Group's real estate portfolio, to third parties. Target customers are international institutional investors and large family offices, initially with a focus on investors from Germany and Austria.
Various investment vehicles are provided for external investors. Participation can be made via special funds. In addition, individual mandates and club deals are also possible, depending on the requirements of the investor and investment strategy.
"By opening up our platform to external investors, we are making available real estate expertise that we have built up over decades in our core markets of Austria and Central and Eastern Europe. Today, institutional investors expect not only access to attractive real estate, but above all active management that covers all phases of the real estate life cycle and consistently focuses on the interests of the investor. It is precisely this experience that we are bringing to the new business unit. At the same time, we can flexibly tailor the investment structures to the respective requirements of our partners," says Thomas Erdmann MRICS, Managing Director of UNIQA Real Estate Management GmbH.
UNIQA Real Estate has been responsible for the UNIQA Group's real estate management for 50 years. The platform covers essential parts of the real estate value chain in-house. Through active asset and portfolio management, the company accompanies real estate throughout its entire life cycle. This strategic and operational management expertise also forms the basis of the new third-party business.
The real estate portfolio managed by UNIQA Real Estate comprises more than 200 properties with a lettable area of over one million square metres. The focus is on office, retail, hotel and residential uses. Geographically, the portfolio is concentrated in Austria as well as the Czech Republic, Slovakia, Hungary, Poland and Romania. The portfolio includes core and core-plus properties, ranging from historic Viennese Wilhelminian style buildings to modern office and hotel properties.
