The Lindhorst Group, a family-run group of companies with operations in sectors including construction and property, as well as care and healthcare, is planning the Storchenwinkel residential development in the heart of its home town of Winsen (Aller). The concept focuses primarily on older people and envisages the construction, at the rear of Poststraße in 29308 Winsen (Aller) (Lower Saxony), of a modern care home with 98 care places, as well as four further buildings comprising a total of around 40 residential units. Some of the flats will be let, whilst others will be sold as owner-occupied properties. Residents will be able to benefit from everyday support services provided by the care home. Development Plan No. 65, ‘Residential Complex in the Centre’, for the site was approved in 2025, and the planning application for the project will be submitted shortly. The construction period from the start of works is estimated at around 15 months.
The Lindhorst Group has commissioned WOHNWERKimmopulse GmbH, an estate agency based in Winsen (Aller), to handle the letting and sale of the residential units in the four blocks of flats. Prospective buyers can find out more and register their interest here: <>.
Christian Puls, Managing Director in charge of the project at the Lindhorst Group, on the Storchenwinkel concept: “Above all, we want our project to give older people from Winsen and the surrounding area the opportunity to remain in their home region as they grow older and, should the need arise, to be able to access any help they might require. Of course, people of all ages are welcome to rent or buy one of our flats for themselves and their relatives – for example, so they can live close to one another. The Storchenwinkel is being built in the centre of Winsen, ensuring a lasting connection to town life and its wide range of amenities.”
Jannik Randolph, Managing Director of WOHNWERKimmopulse, adds: “Anyone who now finds their own home too big has few options for a new place to live in Winsen. That is why a much-needed and well-designed housing development is being built in Storchenwinkel, which can also accommodate residents with varying levels of care needs, from minimal to extensive. You can commit closely to the project by buying a flat, or move in flexibly as a tenant. Prospective buyers can still share their ideas and wishes regarding the rental units with us, so that we can still influence aspects such as the layout design. We have already prepared the sales process, and interested parties can contact us with immediate effect.”
A modern retirement home featuring a restaurant, hairdresser, care and wellness spa, laundry, library, therapy rooms and a farewell room
The care home, designed in the shape of an inverted L, is to be built in the south-east of the site and will comprise two full storeys and a stepped storey. The 98 modern care rooms are planned as single rooms, each with its own bathroom, nurse call system and telephone, internet and television connections, and are divided into several residential groups. The clean-lined, light-coloured façades blend in perfectly with the surrounding neighbourhood. Discussions are currently underway with an operator.
Two- and three-bedroom flats for sale and to let
Around 40 flats are being built in Storchenwinkel, some as rental flats and some as owner-occupied flats. Three of the four residential blocks have a ground floor and a stepped storey; the fourth block is planned to have two full storeys and a stepped storey.
The flats range in size from 40 to 85 square metres and have two or three rooms, a bathroom, a kitchen, a hallway and a storage room. Most of the flats – or every flat – has its own (roof) terrace or balcony. Rents start at 720 euros per month, plus service charges and, where applicable, the cost of additional services. The purchase prices will be announced at a later date.
Excellent location and accessibility
The buildings in the Storchenwinkel residential estate are linked by park-like outdoor spaces. The site will feature car and cycle parking spaces, as well as a local access road providing a link to Schulstraße and Poststraße.
This ensures a direct connection to Winsen town centre, with its numerous shopping facilities, doctors’ surgeries, restaurants and social services. In terms of transport links, Storchenwinkel is therefore ideally situated for motorists and cyclists, as well as for users of public transport. For local recreation, the River Aller and the Aller meadows are right on the doorstep.
The name Storchenwinkel comes from the nearby stork’s nest. From here, the storks have a direct view of our residential area and their new neighbours.
