Green light for the RIVAGE residential project in Mainz’s Zollhafen. With the recently started earthworks, facts are now being created at the harbour basin: The row of buildings of the so-called “harbour island” projects is being completed. Canals served as inspiration for the water surfaces that lead around the buildings. Following the successful start of construction of the neighbouring Marina B office project, LBBW Immobilien is now also building 66 high-quality apartments and three townhouses with a total of around 6,200 m² of living space on Hafeninsel 1. Completion of the RIVAGE is scheduled for mid-2027.

The apartment sizes in the project vary between 55 and 160 m² and are characterized by a diverse mix of apartments. Each unit has a parking space as well as attractive outdoor areas in the form of terraces with garden on the ground floor, loggias and balconies with views of the harbour basin, the marina and the Rhine. The apartments on the top floor have private roof terraces. The RIVAGE is aiming for DGNB certification in gold, the building will be built in accordance with the KfW 55 standard and meets climate targets of the EU taxonomy. A local district heating connection ensures the energy supply.
The planned canals contribute to a particularly good microclimate and the ecological diversity of the district, as do the green inner courtyard and the green roofscape. The architectural design for the quarter was created by Zanderroth Architekten from Berlin, who were the winners of a nationwide competition. The architecture is characterised by a rhythmically designed façade with an interplay between iridescent clinker bricks, concrete strips and wooden elements.
The RIVAGE thus represents a new milestone in the development of the Zollhafen site. LBBW Immobilien has already started planning for another residential project on the last remaining plot of land on this side of the Zollhafen.
