AM ALPHA, a global family office for real estate investments, has secured a landmark letting at 200 Broomielaw in Glasgow. The UK Home Office will occupy the entire Grade A office building of approximately 80,000 square feet on a long-term lease and use it as a central hub for the Passport Office.
AM ALPHA acquired 200 Broomielaw in 2019 and executed a comprehensive retrofit programme. The letting represents one of Glasgow city centre’s largest office lettings in recent years and is a significant milestone for the building. Today, 200 Broomielaw stands as a modern, sustainable and highly efficient Grade A office asset in the city’s International Financial Services District.
Following the refurbishment, 200 Broomielaw ranks among Scotland’s most energy-efficient commercial office buildings. The asset has achieved an EPC A energy rating – the highest classification under UK energy performance regulations – supported by renewable energy systems, intelligent building controls and significantly reduced annual energy consumption. This performance is consistent with the objectives of the UK government’s Greening Government Commitments.
200 Broomielaw is located in one of Glasgow’s established business districts, with strong connectivity and direct access to the city centre’s amenities. AM ALPHA identified the asset’s potential early and implemented a major retrofit programme designed to meet the requirements of modern occupiers, with a particular focus on sustainability, efficiency and workplace quality.
The project was delivered in a challenging office market environment, at a time when occupiers have become more selective and leasing decisions are increasingly driven by building quality, environmental performance, cost efficiency and long-term value. The long-term lease of the entire building underlines the strength of the repositioned asset and the continued demand for well-located, high-quality office space in Glasgow.
For AM ALPHA, the letting of 200 Broomielaw is a clear example of value-add investment in practice: identifying the potential of an existing asset, improving it through active asset management and technical expertise, and creating a property that meets the needs of institutional occupiers.
The result returns real value on several levels. For AM ALPHA’s investment partners, the very long-term lease provides predictable income secured by a sovereign tenant. For Glasgow, the project shows how the ambitious retrofit of existing commercial stock can create buildings that compete with new developments on both quality and sustainability performance.
