New apartments in a historic location: Ehret+Klein AG is leasing a total of 1,430 square metres in the Friedrichstraße 210 property to Urban Flats Berlin GmbH. The conversion of previous office space will result in 20 new serviced apartments directly at Checkpoint Charlie. The lease has a term of 15 years and includes an extension option for a further five years.
Urban Flats Berlin GmbH will build a total of 20 fully equipped apartments with 27 bedrooms on the fourth and fifth floors of the listed office and commercial building. The offer is aimed in particular at people who live in Berlin for a short and medium-term period. The conversion of the office space will add a residential component to the building's existing mix of uses.
Completion of the apartments and subsequent opening are scheduled for the second quarter of 2027.
"With Urban Flats Berlin, we are creating new living space in one of the most frequented places in the capital. The conversion of existing office space makes it possible to realise the planned apartments comparatively quickly. At the same time, long-term leasing strengthens the property's income base. By expanding the mix of uses, the historic building will be positioned more resiliently to economic fluctuations and more attractive in the long term," says Julia Krause, Managing Director for Asset and Property Management at ehret+klein.
"With the location on Friedrichstraße, we are creating a high-quality offer for people who are on vacation or working in Berlin for a few days or weeks. The combination of central location, historic architecture and modern apartments makes this project something special," adds Derek Radowski, Managing Director of Urban Flats Berlin GmbH.
The listed office and commercial building in the heart of Berlin is currently being repositioned by Ehret+Klein AG as part of a value-add strategy. On a total of 5,750 square meters, the building will offer space for offices and serviced apartments in the future. On the ground floor, the mix of uses is supplemented by retail and gastronomy offerings. At the same time, these are intended to enliven the typical Berlin inner courtyard and open it up more to the public.
Already during the planning phase, the building was opened to the public as part of an interim use by the artist collective Notagallery, which at the same time gave a first taste of the new use.
