– To follow the evolutions of our organization, together with the Polish Partners of Forvis Mazars, we made the strategic decision to relocate our Warsaw office. While remaining in the city's business district, our new premises will provide the space and environment needed to support our long-term ambitions. Designed with collaboration in mind, it offers our teams modern workplaces, advanced technologies and dedicated areas that encourage interaction and the exchange of ideas – said Olivier Degand, Country Leader of Forvis Mazars in Poland. – We chose a building that meets the highest environmental standards so that our business growth can go hand in hand with our commitment to sustainability. In selecting our future office, we sought to reflect the values that have always been important to us and that truly embody our organization: maintaining a respectful and inclusive working environment while strengthening our entrepreneurial and innovative spirit – explained Olivier Degand.
The Forvis Mazars Warsaw office at LIXA E will occupy nearly 2,500 m2 of functional space on the first floor of the building, adjacent to a landscaped patio. The fit-out and interior works are being coordinated by the Yareal Polska team, while the interior design has been developed by the renowned Massive Design studio. – Forvis Mazars in Poland joining the tenant roster at LIXA E and leasing nearly 2,500 m2 represents important confirmation of the building's position in the Warsaw office market, particularly within the segment of modern, well-connected and sustainable workplaces. We are seeing tenants increasingly seek space tailored to their organisation's needs – efficient, flexible and supportive of workplace culture, employee comfort and ESG requirements. LIXA E was designed specifically to meet these expectations. Forvis Mazars' long-term commitment demonstrates that companies now regard the office as a strategic tool for growth and for building relationships with employees and their wider environment
– commented Paulina Petynka, Leasing Director at Yareal Polska. – Following this transaction, LIXA E is 96% leased, with only one module remaining available in the building. This confirms strong tenant demand for the best office buildings in the Rondo Daszyńskiego area and Warsaw's Wola district – added Paulina Petynka.
LIXA E was developed as part of the office campus near Rondo Daszyńskiego in Warsaw. It is located on the western side of LIXA City Gardens, a publicly accessible pedestrian passage that connects the entire complex. LIXA E delivered nearly 18,000 m2 of modern commercial space to the Warsaw market and was completed in early 2024.
Developed in phases, the LIXA campus comprises five buildings with a total area of 77,000 m2, designed by the renowned HRA Architekci studio (Yareal currently owns two of the buildings: LIXA C and LIXA E). The buildings are closely aligned with Yareal Polska's sustainability strategy, not only through the use of environmentally responsible materials and renewable energy sources – including low-carbon concrete and a façade made from 70% recycled aluminium in LIXA D and E – but also through their placemaking role. The complex includes more than 5,500 m2 of green space, including patios and terraces. LIXA is an open campus, accessible to both employees of the companies based there and Warsaw residents, who make extensive use of its wide range of services and dining options, as well as its green public squares in the heart of the city.
LIXA also incorporates advanced technological and environmentally responsible solutions. The buildings hold certifications under leading international assessment systems, including BREEAM Excellent, WiredScore Platinum, WELL Health-Safety, ActiveScore and AirRated.
