The Düsseldorf office market shows that modern, high-quality office space with attractive accommodation and service offers is becoming increasingly important.
One example of this development is the "SILIZIUM" office building at Hansaallee 205 in Düsseldorf-Heerdt. The approximately 13,400 m² property is being specifically geared to the requirements of modern working environments as part of a comprehensive repositioning. The concept combines high-quality office space with additional meeting and lounge areas that go far beyond the classic office.
The building, which was built in 2014, has DGNB Platinum certification, concrete core activation, mechanical ventilation, a clear ceiling height of three metres and 207 parking spaces. In addition, future users will benefit from numerous services, including a staffed reception, conference areas, a company restaurant, fitness facilities and secure bicycle parking spaces with charging infrastructure.
At the heart of the realignment is the further development of the location into a contemporary "third space". The plan is to activate previously unused roof and courtyard areas as exclusive or communal lounge areas. The aim is to connect work, meeting and retreat spaces more closely with each other and to sustainably increase the quality of stay for users.
Transport connections and accessibility are also a focus for users in order to provide employees with maximum flexibility. The property combines landmark architecture that can be seen from afar with very good transport connections. It is located directly at the D-Löricker Straße underground station, a few minutes from the A52 and B7 motorways and around twelve minutes from Düsseldorf Airport.
With different rental options ranging from use by a single tenant to a vertical house-in-house solution to classic floor concepts, the SILIZIUM appeals to both medium-sized users and larger companies with extensive space requirements.
"Companies today are no longer only questioning their space requirements, but also the quality of their working environment. They are looking for visible and easily accessible locations that employees like to use, promote collaboration and at the same time enable maximum flexibility," says Sven Jonas, Deputy Branch Manager and Team Leader Office Advisory at BNP Paribas Real Estate GmbH in Düsseldorf. The SILIZIUM addresses precisely these requirements and combines modern building standards with a campus-like working environment.
The marketing is taking place in a market environment that shows an increasing differentiation between older existing space and high-quality premium properties. According to current analyses by BNP Paribas Real Estate, leasing decisions on the Düsseldorf office market in recent quarters have been made primarily on a qualitative basis. Despite the economic uncertainties, demand for modern space in good locations remains high. At the same time, modern new-build and ESG-compliant space is only available to a limited extent in many micro-locations.
SILIZIUM is managed by Silverton Asset Solutions GmbH as asset manager. BNP Paribas Real Estate is advising the owner and Silverton on the repositioning of the property from a single-tenant property to a contemporary business location and on marketing as lead broker.
