The Terrot Group announces the acquisition of an office building of more than 2,000 m² located at 22 rue de Montmorency, in the 3rd arrondissement of Paris. Carried out following a call for tenders organised by Cushman & Wakefield in the fourth quarter of 2025, this transaction illustrates the group's ongoing strategy: to identify under-exploited assets in high-potential neighbourhoods, and to bring them back to life through ambitious architectural projects driven by a high quality requirement.
Located in the heart of the Marais — one of the most sought-after areas of the capital, where history, culture and economic dynamism intersect — this empty five-storey office building has considerable value creation potential. The rue de Montmorency, one of the oldest in Paris, gives the project a rare heritage dimension. Its immediate surroundings combine local shops, housing, contemporary art galleries and leading cultural institutions — including the Centre Pompidou.
The asset also benefits from exemplary accessibility, with the Rambuteau (line 11), Arts et Métiers (line 3) and Étienne Marcel (line 4) metro stations in the immediate vicinity, as well as a Vélib' station.
The in-depth renovation of this asset will allow the Terrot Group to reveal its full potential, both architecturally and in terms of performance of use. The project aims to deliver a completely renovated office building, designed in line with its historic environment and meeting contemporary requirements in terms of quality of life at work.
By requalifying an existing building rather than building a new one, the Terrot Group also affirms its commitment to a responsible and sustainable approach to real estate development: saving resources, preserving the existing urban fabric and actively contributing to the transformation of the Parisian built heritage.
The Terrot Group has joined forces with FSK for this operation. The acquisition was carried out with the support of Mathieu Maurin (BL Notaires). Bank financing is provided by BNP Paribas (Jean-Marie Fabre and Clément Lemaire).
